Viewings have started to pick up a bit - another one last night. They need to speak to mortgage advisor and then, crucially, the other half of the couple needs to view the house

With regards to changing the price, I think I mentioned earlier I was in the exact position with FP £95 wanting 92 and had hardly any viewers, dropped to OO £89,500 and needed a swing door the amount of people I had through, think it was around 22 sets of viewers.

Drop your price if your viewers don't turn into offers
We did on a whim, and have had one offer (that met our minimum but we had to refuse because she wanted a short entry date that we couldn't meet), and four viewers, one who has a note of interest in. It seems pretty steady in terms of interest.
The main problem now is that there is nothing in the higher brackets that we like on the market at all, so we've been honest with the interested lady; she is in no hurry and will wait on us, so it's a case of sitting tight, overpaying the mortgage and waiting for the right house to come up....0 -

Yes, HR value is 90k, we went on at FP 88k (bought at height of property market for 10k more than current HR value) and need about that to clear mortgage etc.
Now on at O/O 79,995 and the offer(s) we had from the first woman have been in that region. The lady with a note of interest came back last night and indicated that she would be offering around our FP target too, so all is good (I hope!)
I think the Scottish market especially isn't reaching HR value for the lower end of the properties; and realistically sellers should be considering a 5% drop under the HR value - that seems to be the trend around our way. I've monitored the sold prices for about 18 months to get a feel of how things are going.
Mind you, the longer a place is on the market, the more savings/equity can be gained so the lower a price we *could* accept.

Hi, I've been reading your thread with interest. Just want to say don't give up hope; we put our property on the market in January and it sold at the start of June. We were beginning to get frustrated as we had a lot of interest, people organising second viewings and not showing up etc. Then we relaxed a little and actually hoped we wouldn't get an offer until the end of the year as we were getting married in the summer. 7 weeks before our wedding we got an offer, they wanted to move in within 5 weeks so we had to get our lawyers to push things through quickly. It was all very stressful at the time but so worth it.
A buyer will be out there, try not to stress.0 -

Well, I've not been on for a while as nothing to report....
The couple who were interested couldn't get a mortgage so they're back to saving for a deposit. They thought they would get help as they were FTBs but they weren't eligible :cool:
I've decided to change the price to Offers Over instead of Fixed Price - so it's now at O/O £89,995. This brings it into another bracket on Rightmove and I've got a viewer lined up for Sunday :T
