Damp issue, not so good though :mad:. Are you going to get quotes to repair it? I was pleasantly surprised at the cost of repacing the double-glazed unit and only delayed me by a couple of days.

Nice and tidy. Could be improved...
1) No mention of what parking is available or allocated to the each house
2) What broadband service is there?
3) The lime green walls in the kitchen/dining area won't appeal to everyone
4) Lay the table for 4 places with nice crockery and put a bowl of fruit in the centre and retake pics
5) A pic of the garden would be good, can you open the patio doors and sit out?
6) Any more storage space in loft?
7) Did the EA use a wide-angle lens, the pics suggest not
8) Lavvy pic isn't very good, I'd remove the black bathmat and retake, plus there's something loose on wall above pedal bin?
9) Why does the blurb say Electric shower ?0 -
Really interesting post. We are selling our house in Scotland too. I would address the 2s on the hr if you can as buyers look at any excuse to put in a lower offer. I dont think fp or o/o makes a wit bit of difference as think buyers just see a figure and think they can offer less, despite the valuation on the hr
We have fixed our 2s but my understanding is that cant get hr changes unless we pay for a refresh - does anyone know if that is right? Also surveyor mentioned a few old mice droppings in the attic, thought this too be totally unneccessary but refused to budge on - would that put you off? 2) What broadband service is there? Virgin media - good Broadband service - again it's on the HR questionnaire

We were lucky to get the outside one of the front of the house. The garden is basic, low maintenance and I'm not sure including a pic would add any value. I agree we should mention the French doors in the kitchen though - they are lovely

Yeah, he did take some minus the bath mat but must've decided that was the best one. The loose thing is a tile that can be removed to access the stopcock (I think). I'll need to try and straighten it up

Thanks I have spoken, I really appreciate your comments. When I speak to EA, I'll ask about updating the blurb to include parking, broadband and loft space. I'll consider re-taking the bathroom pic and adding a garden pic - think I'll get some garden furniture first though.

And in other news, I came home on Saturday night and someone's broken my For Sale sign!! I asked the EA about whether I should fix the 2s and he advised that it looks fine - I'm prepared to accept a bid slightly under the asking price. I have got someone coming to give me a quote to fix them though.
And I think you're right that the HR can only be changed if it's refreshed. I've been told that the valuation lasts for 3 months so if an offer comes in after that, a refresh is required at a cost of approx £100. So, in your case, the HR may give a higher valuation since you've fixed your 2s - that can only be a good thing :j.
I agree it's unneccessary to include a comment about the old mouse droppings in the attic. It wouldn't put me off although I might be asking if you had caught the mice?

I'm moving to Scotland from England, so have been getting my head round the differences in systems. The availability of the surveys and vendor's questionnaire is very useful - especially if the vendor has bothered to answer the questions properly (ones where the vendor has made little effort, just putting "don't know", puts me off a bit as I get the feeling they're not bothered about selling!).
For what it's worth, and this is just for me - 3's would definitely make me think twice about viewing a property (but that's because I want to do as little work on moving in as possible!); 2's wouldn't put me off viewing (unless there were lots of them). However, I would expect the EA or whoever was showing me round to specifically point out which 2s had been addressed since the survey was done - so even if you get the work done and don't get the HR updated immediately, make sure your EA is telling viewers what work has been done since the version of the HR they've seen.
And if you've had quotes for the work but not had it done, that's useful to see too to know what 'magnitude' of 2 it is - some might cost £50 to put right, others might cost £5k, but as someone just having a 10 minute look around the house, it's easy to think the worst. If you've got a quote to put things in perspective, that's really useful for someone who is seriously looking to buy.

EA has phoned to say I've got my first viewer tomorrow night :j
I'm not going to get toooo excited - EA is going to do the viewing rather than me do it. I suppose he knows what he's doing whereas I might say something daft....

Hi,
your sign has only been up less than a week, allowing for the destruction of it, so pretty good a viewing already.
Usually when house is still occupied, owners will show prospective buyers around, you know the answers, if a house is unoccupied then the agent will allow access to view, but then won't have the answers.
