Thanks csh - glass has been replaced. I can't believe the difference it makes in the hall! And I'll bear in mind what you've said about the price. I have to say a fixed price appeals to me as a buyer so I thought it might attract viewers....time will tell I guess
I got quotes from solicitors today for conveyancing - all include VAT:
Solicitor 1 - £775 to sell and £890 to buy - total £1665
Solicitor 2 - £709.80 to sell and £810 to buy - total £1519.80
Solicitor 3 - £850 to sell and £930 to buy - total £1780
I can't imagine that there'll be much difference in service so I think I'll go with solicitor 2. They're local too so easy to drop in and sign whatever's required. I don't think there's any way to sell or buy a house without a solicitor unfortunately
I also heard back from the mortgage broker today....think jennifernil is right - he's come up with the same deals that I was seeing on the internet. I wanted some reassurance that I'll get a mortgage - just a bit apprehensive about the economic climate at the moment and the fact that I still have an oustanding unsecured loan which is £340 per month. He's assured me that my affordability rating is still good though so no issues with getting a mortgage. Well, that's the Home Report organised for Monday :eek:. Paid for that and the marketing fee today so it feels real now!
EA is coming out to take the photos on Monday too so once the HR comes back, we'll be ready to go.....fingers crossed that there are no nasty surprises from the HR though. I'll be glad when that's done.
So, a weekend of more cleaning so it's all nice and shiny for Monday's inspection

Feeling a bit apprehensive about the Home Report tomorrow - I feel as if everywhere I look there are wee bits and pieces of maintenance that need to be done. At least doing it this way, I'll know before it goes on the market....the last time I sold a house 7 years ago, the seller had no idea what the surveyor's report said as it was commissioned by the buyer(s) if they were interested.....SPC Member #112 :A Save £2k in 2014 # 160 :money:0

Thanks jamja and lvm - the surveryor has been and I should have the report by Thursday. There may be a health and safety issue as there's no bannister on the stair, only a hand-rail (which I installed a few years ago - there wasn't a bannister when I bought the house!). He did say though that there aren't any issues that I should be worried about so fingers crossed that the £95k EA valuation is reached.
EA was here this morning too taking photos for the website. All clutter was hidden from view and we even moved furniture in one of the bedrooms for a better pic. Most interest is generated from Rightmove these days and the photos are what tempts people to view so I really think it's important to get them right. I've had a look at a few properties on the website and the photos of the kitchen have dishes drying by the sink or washing hung on clothes dryers :eek:.

You need to be on Right Move. In my area too, near Edinburgh almost everyone looks online.
Some areas such as Aberdeen it's not popular but down here it is.
I remember at the time doing a comparison as to how many houses were for sale in my town on RM as opposed to espc and I think from memory 130 odd were on RM with 19 on espc.
Incidentally, the house I bought was not on RM, or with an out of town agent and was on the market for 4 months with not a single viewer or enquiry. Had it been on RM I think it would have sold quickly as similar in the area were being snapped up. The house is also secluded up a wee lane so no one to see the for sale board. Unfortunately for the seller they hadn't realised it was just a case of bad marketing and bit my hand off for a very low offer as after 4 mths without a bite they just jumped at the first offer0 -
I was buying around G75 last year and only looked on Rightmove0
