You cheeky money! See the text from the last email and judge for yourself - seems pretty unequivocal to me. Managing agents will be Managing agents, but Homeground are completely incompetent. I can't say the name here as the moderating Nazis keep removing stuff, but a quick google search reveals the name of a member of the house of Lords that I encourage everyone to write to - he is a director. By the way, the excuse regarding * is complete bilge - but I'm not bothered as the result is the same! Regards *

In regards to [apartment A] your payment was allocated to an incorrect reference number 123. Once again please accept our apologies for this administration error & for passing the account to our solicitors*
I have looked into [apartment B] and on further investigation it seems the lease table from *at the time of completion was referenced incorrect.
I have now removed both periods from your account (£390.00) & the £45.00 late fee.
I note the moderors have been at work again, the name of the solicitors is in the next post up (shhhh everyone, they haven't noticed!)

However I STRONGLY advise you to write to them and always send recorded delivery. Keep writing follow up letters every so often - then just tough it out with them, court if necessary. They will look like fools!

Ive also received threatening letters from JB Leitch demanding immediate payment etc and Ive asked them repeatedly for evidence that the work that they are charging me for has actually been carried out.
Naturally enough these questions are never answered!
If, as I suspect, the charges are nothing more than generic charges and no work has actually been carried out THEN surely this becomes financial fraud?

I suggest you do as I have done, invoice them for my 'professional services' furnishing them with information they demanded regarding proof of payments.
So far they have not paid (not a surprise) and very shortly I'm going to send them a final demand with an extra £45 admin fee added to the total. If they still do not pay It's either the small claims court or money claim on-line! I'll give these silly !!!!!! a taste of their own medicine!0 -
I too am having problems getting any contact from these people!
I am in the process of selling my flat and the management pack from them is the last thing we are waiting on!!
How do people get in touch with this ridiculous company?? they haven't responded to any of my emails. They replied to ONE from my solicitor but nothing since.
The invoice they sent for payment of the pack wasn't VAT Compliant so my solicitors queried it and they haven't responded since!
I've told them to just send the money anyway as I want this done with (and have never had a problem with my ground rent payments in the past, hence have never had to make contact with them until now).
It is sooooo frustrating! I'm 6 months pregnant too so is a stress I could really do without!!
Any help/advice is appreciated!?!?!?

The only thing with this is that if you end up in the county court you would struggle to argue that Homegrounds fees are unreasonable when you are also attempting to charge them £45 for your professional services.
I sued Barratt Homes a while ago because something they supplied me with my home broke and they wouldnt fix it.
In my application I applied for the full cost of the item I had to replace and also included things like a £10 charge per letter sent to them to cover my time and effort in communicating with them. On the day of the hearing I also tried to claim for a days lost work but sadly the Judge said that was a step too far
Oh...I got another letter from these clowns this time telling me they had added a further £100 to my account due to me being in debit (the debit is SOLELY due to their pretend fees being added on to my account!).
I have yet again gone back to them to ask for a break down of all costs, evidence of working being carried out, the date my ground rent is due AND the clause in my lease that allows for charges to be added! No reply yet!

Once again HomeGround are holding up the sale of my property not only are they not responding to letters from my solicitor but they are not responding to emails. It has been over 2 weeks now and my buyer is getting frustrated. We cannot exchange unless this information is provided.
If anyone has any form of contact other than their address or email addresses please PM me ASAP !!!
There ok to take money for ground rent but when you need them to do something they don't seem to exist.0 -

My experience has been similar to all the above. I have recently purchased a property they collect ground rent for. IT IS IMPOSSIBLE TO GET IN CONTACT WITH THIS COMPANY. I have not received any correspondence and no bill for ground rent..... It has been over a year so I guess I will have a late payment charge added when they final send me the bill.0

I recently received a bunch of letters that had been sent to my old address many months ago. The series of letters start with Homeground announcing that they now manage the lease on my property on behalf of my landlord. The following day comes the 1st bill which is followed by a reminder exactly 7 days later (very efficient!), another reminder 7 weeks later and a final reminder with threats of legal proceedings 19 days later.
The only problem here is that the property I own is Freehold...
I contacted my solicitor for advice, and he recommended that I simply write to them with a copy of the register of title and a copy of the transfer of property. So I did, I emailed them 8 days ago. I received an automatic reply assuring me I would receive a response within 3 to 5 working days... The response has yet to come.
Reading this thread I wonder if I'll ever get a response from them and I'm not sure if I should even been worried since technically their demands are incorrect.
Has anyone been mistakenly billed by Homeground on their freehold property? And how have you dealt with them?0 -

Did you manage to get in touch with Homeground to progress your sale. I am having similar issues and can't even get any information to pay at the moment.
I have registered a complaint with the Property Ombudsman but doubt that will get me very far.
Any tips would be gratefully received.
