One of the problems is that there is very little that can be done to the property to increase its value. Something that the majority of buyers are a bit keen on..................

I already know all I need to know about these property shows. Essentially 2002-2008 - Property Ramping to encourage desperate buyers to buy at inflated prices.
2008 onwards - Showing deperate seller how to make cosmetic tweaks to their overpriced house in a futile attempt to sell them.
As for the example of the £60k price drop, once again poor old Phil was way off the money he should have advised them to drop it £100k maybe then it would have shifted.

Hi mumtoomany so here's my opinion to add to the many.
First off, you need to decide who your potential buyer is, an investor or a family ?
If an investor and you aren't living in the house, I'd suggest clearing it out so the potential investors can see clearly what needs to be done.
Suggest getting estate agent to call developers if s/he hasn't done so already.
If a potential family home then you need to display it properly.
1. Exterior looks clean and tidy, nothing to detract from the house there.
2. Bedroom with red carpet, personally I would get rid of the dreary curtains and get some Venetian blinds which will hide that poky window. If the Venetians were black and you turned the bed round and added a black duvet cover then the room would look bolder. Dunelm Mill has good prices on Venetian blinds.
You could make/get someone else to turn the curtains into cushions and a runner for the bed maybe ? I'd move the spare chair to loft/cellar/garage and whatever that box thing is too.
Is anyone living in this house ?? I'd assume not, because of the bare bulb hanging from the ceiling. A black or red paper shade wouldn't be that expensive.
What's that hanging from the ceiling over by the box ? Dodgy wiring alert ???
3. The curtains do nothing for the room and are a weird length. I would suggest full length plain brown and turning the bed around. Pine can work in a room based around terracotta-cream-rust-dull reds-brown and look natural but it just looks mismatched junk furniture like this.
4. Alternatively paint the wardrobe and headboard in white eggshell and put up pale blue curtains or bolder blue curtains with pale blue walls and a darker blue rug. Lose the chair and move the bed round.
5. The kitchen isn't bad at all.
6. Lose the cabinet between the loo and bath.
7. Good tiling job in the bathroom.
8. Kitchen is the best room and the apples, table and settle nice touches.
9. I'd move the fire tools and basket to the sides of the fireplace so people can really see the unusual tiles.
10. Curtains and chairs go together well but clash with the carpet. Could you throw red throws over chairs and/or add red curtains ? Think the fireplace worth a close up full length photo.0 -
Not sure if this has been mentioned elsewhere but you have to look at values around you as well. A quick look on Zoopla shows two properties in the same road for at least £70k less. Yes they may be smaller but have the potential to be extended which would still cost a lot less than the extra £70k to buy yours.
In addition to other comments about d!cor, even a couple of cheap pictures on the bedroom walls would help IMO as they look very bare.0
