I'd get a new agent
Even the copy is badly written and the photos are dreadful -which considering what their fee would be for a sale is outrageous.

I think you need to think who you are marketing the house too.
If I am brutally honest if I was looking for a house in your area I would look at the pictures and move on. It just has no appeal, it looks like a cross between an old people's home, a student let and an HMO. If your market is one of these than that's good!
I think it's maybe too big for the average family and not bijou enough for a small family.
Take up the carpets, put down plain ones, paint magnolia, put heads of beds on walls, no one sleeps in the middle of a room.
It just makes me think there is lots of work to do here but maybe that's why you are moving?

Review your price. Did the agent advise you it was worth more than £200k, or was that your view?

Wow! Can't believe how many replies I've had so far. Thank you all for your comments. Don't worry about being blunt, I can take it. Rather you spoke your mind, at least then I know what needs doing. Have called in on EA this morning. He has not lined anyone up for this weeks viewing yet, but gave the impression he had not tried!
It is on Rightmove, but I could not get the link to work. These are the second set of photos! The first were worse. I have also had him correct many of his spelling and grammar mistakes. I think after this weekend I will be looking for a new EA.
Will re-arrange the beds, and try to find somewhere else (storage?) for the wardrobes. The second bedroom photo (red flowered bedding) is in the cellar/basement. The EA said that "if we put too many pictures on, nobody will view as they will have seen it all."
He also thought it would sell well as multiple occupancy. They had just sold a similar one in the next street for this, he claimed. I think it would be better as a large family home.
The cellar conversion complies to building regs, has fire access, windows, radiators, etc. The loft does not. Although my son sleeps there when home from uni.
Will take down that picture, to be honest it annoys me too, hanging at that angle. One of those things you are always going to do.... Will get some flowers and pot plants bought too.
Sorry if this reply is a bit jumbled, answering questions as I spotted them.

We are moving to buy a smallholding with our oldest daughter and her husband.
Wobblydeb, the other one you pointed to at £170,000 is much smaller than ours (belonged to a friend of my son's). But you could be right about the price. The EA said we could easily get £249,500. Which he marketed it at first!
Did not pick agent by fee, in fact his fees were the highest. He came across as the most competent of the three. Might speak to more than 3 next time.

Usually, I'd say that the price must be wrong, but the listing for your house really is appalling.
The description is one of the worst I've seen - it's pretty much unreadable - and the photos are terrible.
I suspect it's actually a very nice house - the second photo of the kitchen looks lovely - but you need to really read between the lines to realise that.
All the emphasis on the potential number of bedrooms sounds like your target market is a slum landlord.
Honestly, if you were trying to make a nice house sound unappealing, this is how to do it! Are you happy with seeing your home described like this? Your agent seems completely clueless - can you change?0 -

The unfortunate news is that investors will not pick up a property at a premium price. Have you found out at least what their "similar one in the next street" was at least on the market for, if not the selling price?I've got a plan so cunning you could put a tail on it and call it a weasel.0 -
