The bedroom photos, as mentioned by Ellie007 don't do your house any justice. They look stark and unwelcoming. I wouldn't want to sleep there. A bit reminscent of grim B&Bs.
The cabinet wedged in between the loo and bath in photo 6 looks a bit odd. Could you remove it and take a new photo?
The floor plan would make me want to book a viewing, but there simply aren't enough photos for such a large house with so many rooms. What about photos of the rear of the property, garage, workshop etc. It might be a selling point for some.
On a positive note, if I was a buyer, I would look past some of the dated carpets etc and see the potential - and I do like your kitchen.
I don't know the area so I don't know if the price is high or not. It's cheap for where I live.

Just looking at plans - you have a LOT of rooms not photographed? Why? As a browser, I would assume that there was something wrong with them if there are no photos....0 -
I don't understand why neither of the beds photographed have the head-boards against a wall. This makes them look very odd and suggests that there's no other way of positioning them. Ergo, the rooms are small. And I agree, they look like some sparsely-furnished rooms in a B&B0

Really minor compared to the other points raised by everyone - but if it was me I'd move the picture dangling from the string above your tv in the lounge. It looks really odd and for some reason has irritated me (must be having an 'intolerant' day - sorry!)

The pictures are rubbish, get them redone by someone who knows what they're doing and make sure all the rooms and the outside have pictures.
Dress the rooms and rearrange the furniture because it looks like nobody actually lives there......................I'm smiling because I have no idea what's going on ...:)

I have to presume this is a rented property as there are few signs of occupation.
Some suggestions
1. If it's not already on Rightmove then it needs to be.
2. The description and photos are rubbish (sorry). A potential 11 bedroomed property? What is that all about? Have the cellars/chambers planning permission to be changed into bedrooms?
You need to sell it as it is used now.
3. There are some lovely features in the property which are not being maximised in the photos and are being totally ignored by the terrible positioning of some of the furniture. You need to go in and move the furniture around - those beds in particular.
4. More pictures needed and with a wide angled lens. Those rooms are a good size but come across as small and crowded. Picture needed of the garden and garage,
5. Tart it up. Cushions/flowers etc etc - needn't cost a fortune. it looks very bare and unattractive.
6. Get rid of that awful carpet in the lounge/living room. Use something plain and lightish.
I have no idea about the price - will leave that to others.
I think this house has great potential but most people will be immediately put off by the pictures. Most people are looking for a home and that is what you have to show them.
I suspect you are looking for someone who wants to invest in the house/rent it out but you need to widen your 'audience'.

The description is bizarre; Why are we given great detail about the cellars before we are even told the house has bedrooms?
Why told all about bedroom 4 when the banker should be the master bedroom?
Does the loft room comply with building regulations?
What is the point of the study room; would a larger bedroom not be more effective?
No photos of three bedrooms, of the dining room, no indication about the garden or parking spaces.
And photos of double beds in front of windows does nothing for you; the rooms look cramped. Have you divided the Master bedroom into two making both too small?If you've have not made a mistake, you've made nothing0 -

The kitchen and bathroom look lovely ...
But the bedrooms look like a student let property - are photos 3 and 4 of the same room from different angles? If so, where are the other 4 bedrooms - makes it look like you are hiding something. The large beds positioned along the walls instead of headboard against them makes it look pushed for space - particularly the one with the large wardrobes. Photo 2 looks equally odd - will the bed not go toward the left hand wall? Double beds should be able to be accessed from both sides, otherwise to me, they are only single rooms!
Why are the upstairs curtains drawn on the outside shot?
The Fireplace one would be letter if the fire had been lit.
No photo of the garage/workshop/backyard area.
Get photos done again, now better weather is here, as sunshine streaming in through the bay windows will make it look a lot better!
Oh, and get a hoe and remove the weeds growing along the outside of the wall!0 -
Completely agree with the furniture comments.
Very poor pictures imo.
Can you change the layout of the bedrooms and move the beds so the headboard is against a wall? The existing layout suggests there's no room to do that.Herman - MP for all!0
