Really! I can't say I have ever seen a RightMove advert with pictures missing and thought, "oooh, I bet the missing rooms are the nicest, I must go and see them!"
Could you take the photos yourself or get a friend to do them? My friend recently made the EA replace all the photos with ones he had taken himself as they were so much better.0 -
Kitchen and Bathroom are great. Bedrooms look dingy and small, which from the description that aren't.
Invest 50 quid on some nice bed covers, pillows, and move stuff around a bit more! Get more pictures of ALL of the bedrooms. Make it look like a home, not an empty house.0 -
If you really don't know why you are not getting viewings then you need to employ someone to do it for you. I don't mean to be rude, I am just being honest. You will need to spend money to make it look nice.
If that is the only furniture you have you would be better taking it out and having no furniture, do that and put neutral floor coverings right through, you will gasp at the difference.Blackpool_Saver is female, and does not live in Blackpool0 -
always always always down to price.
If you want to sell it as it is then you need to substantially drop the price.
If a house is pricey but not too daft then you will get some viewings and maybe a cheeky offer.
If you have had one viewing then it is priced in dreamland, people aren't even willing to try to get it on the cheap you are that far out of touch.
Of course you can dress the house up more appropriately to try to get the price up but as it stands, no.

For me, the main thing is the description. Personally, I can handle the lack of photos if there's a floorplan - when I bought my house there was only one photo of the outside, but I appreciate not everyone (in fact, most people?) would feel that way.
The description is badly set out (i.e no paragraphs / something to break it up) and the bit about 11 bedrooms instantly made me think this was an investor only property (i.e. not a home and not well looked after) and probably has tenants in (which ties in with the lack of photos). OP there are property programs currently on Channel 4 (and 4Od so you can watch online) by our "favourite" property people.
I suggest you watch them and take in some of the suggestions on how to dress your house both for viewings and photographs so furniture is correctly placed, it looks lived in and it is correctly furnished.
People on here have given you a list but once you see how people actually do it then you see what is missing.
BTW your kitchen and bathroom don't need any more physical work. The bathroom does need the strangely placed cabinet removed.I'm not cynical I'm realistic

TBH if the you and the estate agent first valued it at a quarter of a million and an auctioneer has suggested a value of £170k something somewhere is very off kilter. I doubt that has much to do with the furniture and wallpaper..................
