Vendor inaccurate info prior to offer

    Spoke to the vendor, they were actually really reasonable and friendly. Told me that they want me to have the house, not the investor (who is real), but he is a contractor and willing to take the house as it is for the full amount. Given that there are several siblings involved in the transaction, they don't want to spark a family row about the cost and apparently one of them really has been irate and saying they will take the property away from EA.

    However, the EA didn't tell them why I'm dropping the offer nor did they forward any of the reports to the vendor. So I've emailed everything I sent to the vendor so they now know why I've reduced. Not that it will make a difference...

    UPDATE:

    Got a snotty email last night from the vendor (I think written by one of the more angry siblings) stating that they were not willing to reduce the offer as I had already gained a 10% reduction by going in below the asking price.

    After lots of consultation with electricians/ roofers/ property investors/ my family, I have decided to proceed with the purchase. I HOPE that this is the end of all the difficulties...

    I`m confused , if the investor is real , and some of the vendor/s are a snotty as you describe , why are they taking your offer
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.

    Ideally they want it to be a family home rather than an investment property. I've met three of the vendors and we got on very well, so I think they have been fighting my cause with the others also.

    The investor has also only offered the same price as me.

    ... provisional to his survey. He, too, would reduce offer after, just as you have. Worth pointing out to one of the more reasonable-minded vendors. It may not get you a price cut (you may choose not to pursue one), but the vendors could be encouraged to think his initial offer would likely be reduced on survey....

    Apparently he is a contractor so has already carried out his own survey and was willing to accept the property in it's current condition.

    BUT, just had more news: Vendor (who said in an email that they want me to go directly through EA last night) sent me a s***ty email saying that because of the delays they are considering pulling the purchase!

    There haven't been any delays! I haven't tried to halt anything, it's all proceeding as it would have been. Tried calling the woman I'm in contact with at the EA but she's not there. Gah! Thought all the stress was over!

    It sounds like there is inter family wrangling amongst the vendors. Sadly its very common with inherited properties. probably one family member is determined to get full price and will not be realistic re the rewiring.
    I have been there done that and got the t-shirt! OH's family still do not speak to us after selling MILs house over a year ago.
    Believe me it can turn reasonable people into monsters! (not me of course LOL!)

    Re the rewiring, how old is the house? I assume the electrics have been working OK prior to sale. It may not be an immediate requirement as "not to current standards" is not the same as dangerous.

    It's 1965 property. Earth bonds, gas and electric connections need replacing. And new fuse board. Re-wiring may not be necessary if the fuse board doesn't trip.

    I'm not holding out hope now after that email. :(

    It's particularly unpleasant as this is one of the nice vendors that has sent me the horrible email.

    Have told EA that the vendors are no longer to contact me directly.

    Condition is that I have 28 days to complete. My solicitor tells me that there have been absolutely no delays my side, so the ball is in their court now.
