    Got a call from the EA today- I've been waiting to receive the reports from roofer and electrician before providing a full explaination of the issues.

    EA tells me that the vendor (who left me a card and gift in the property last week) has been calling very irate and will be putting the house back on the market tomorrow morning if I don't tell them what's going on. And, that the vendor is so annoyed that they have threatened to take the property away from the EA's portfolio.

    I have actually now sent everything over along with my counter-offer.

    Surely the way that the EA is behaving is totally unprofessional? I can't imagine the vendor acting like that either after last week's encounter...

    I wouldn't be too sure about the irate vendor. They may be but we were told similar by the estate who was used to sell our current house. When we explained to the vendor what the estate agent had said and that if they didn't back off with the pressured sales tactics we'd pull out as we didn't 'need' to move, she seemed genuninely shocked at their behaviour

    That said, you can never know what the whole truth is but the EA's were as nice as pie after that and I suspect the whole issue was that they wanted their commission!!

    I've just received an email from the EA stating that there is an investor interested in the property, therefore the vendor isn't willing to budge on price. Asking how I wish to proceed...

    So the vendor that made you tea and biscuits is irate? Yes, that makes perfect sense.

    And when the EA is getting bored of waiting for their commission, a mystery investors suddenly appears?

    I would at least drop a mention of the investor to the vendors and explain that you hope to finalise things in X amount of time. Easy way to find out if the investor is real.

    If you are feeling sneaky, I would possibly tell the vendor that you aren't prepared to be rushed by the presence of a chain-free investor and you are withdrawing. Of course, should that sale fall through and you are still looking, they should contact you.

    I would bet good money that the investor doesn't exist.

    The investor doesnt exist , why would they ever consider paying the price you had agreed prior to survey!?

    We had a "cash investor" interested in a property we loved. Property on the market 9-10 months, we put an good offer in on a Monday afternoon. 2 hours later, informed a higher cash offer had been submitted. We thought, 'yeah right', we'll sit tight and wait. The EA is playing us.

    The property is no longer available, and we're still in mourning...

    I've found the vendor's number on directory enquiries. Going to call them and ask exactly what the estate agent has told them... I'll report back once it's happened.
