as I've spent nearly £1k getting this far, it would be a shame to have been for nothing.
Am I correct in thinking I go direct to EA rather than via solicitor?
@wi88le thanks for the input - yes nic eic, sorry I'm not 100% certain of the correct terminology.
I believe that where the cables are supposed to be dual core (ie multi-cables in one casing) they're all individual, therefore live wires could be knocked about. Also I think he said some of the switches upstairs weren't earthed. But I'll get a breakdown of this when the electrician sends me the report.
Would I just go back to the vendor and ask for the the total amount quoted to be knocked off the price? My electrician I can ask to include re-plastering costs too.

Singles, as long as they are mechanically protected are no different to T&E cable (Twin & Earth). In fact there are certain places you would use/pull singles over t&e cables.
Electrical reports are (apart from C1/C2 codes) always subjective, just because a fuseboard/CU is 10,20,30 years old and doesn't adhere to current edition of regs doesn't mean its unsafe. There is a lot of scaremongering with electrics which imo need to be sorted out to stress the stuff which is truly dangerous to the stuff that is a best practise.
Asbestos sheets on garage roof's for example is probably the lowest risk when it comes to asbestos, if you don't start smashing it up and instead take it down wearing minimal PPE (which you dispose of with the sheets) then most people should be able to do this as part of DIY.0 -

If you haven't already DO NOT tell the EA what your surveyor valued the house at ... if it is valued at the price you have offered the EA and vendor will use it against you.0

Would it be worth getting a 2nd opinion? I don't know why but I dont like the sound of this guy already.People don't know what they want until you show them.0 -
I work with this electrician regularly, and trust him implicitly. He's also nic eic registered, so would be a very bad idea for him to declare something false- as well as being bad for his rep with my business.

They can't,
But if they genuinely believe that the information was correct, because it is what the vendor told them (ans it's reasonable for them to believe the vendor on this issue), then they are off the hook,
but now that you have found out that what the vendor says is false they can't (legally) continue to tell anybody else.0 -
I'd be inclined to go over the estate agent's head. Presumably your initial offer was subject to survey and contract anyway, so write a letter revising your offer, enclosing copies of all the invoices and your MIP and noting the contents of that e-mail, do not include a copy of the survey or valuation amount. Address it to the vendor even if you choose to use the estate agent's address: stop dealing with the agent verbally if they are going to bully you because you are an inexperienced FTB and possibly lie to you.
Do not agree to the vendor doing the rewiring, they have a vested interest in doing so cheaply, not to the highest standard. Consider paying a little extra to have cables buried inside conduit not simply in the plaster.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -

Firstly it's the vendor you are contracting to not the agent. Secondly as I said "I'd be inclined to go over the estate agent's head ... if they are going to bully you because you are an inexperienced FTB and possibly lie to you."
