    If you do not understand the basics of tenancy law, it would be better if you avoided making sweeping and wholly incorrect comments about it.

    I don't recall JackRS ever making a statement that said, "Please don't comment or give me advice unless you understand everything and you are the expert on the subject"

    I am simply offering another idea or another side and if Jack didn't want to hear from us plebs then he wouldn't have started this thread...he would only be in contact with the posh professionals!

    Can we all just get a grip on the fact that not everything posted here is the law posted by experts or the Gospel truth... its opinions, questions and suggestions! sheesh!

    Thanks again everyone for you views, as you know I encourage them and also value comments that help qualify. I will always consult many views and check with more than one source. I've a few friends who rent out many properties one of them is helping me with my current situation and has been able to advise me on my position as a tenant. He has many properties 3 of which are soon available so I may rent one of these, this will avoid deposit and fees.

    The word "dilemma" comes from Greek where "di" means two and "lemma" means premise. Refers usually to difficult choice between two undesirable options.
    Often people seem to use this word mistakenly where "quandary" would fit better.

    No but this morning got a text asking if I agreed to reduce price of property. It seemed like she hadn't seen the email but probably tactics. I suspect they'll move to a court summonds for maintenance pending suit as they did when they thought it was too low at £1000/m.

    In that case maintenance court date may be after settlement court date which would make it pointless , would not it ? So may be she was advised so by her solicitor and just tries to move on with finalising it all as she got the gist that she will get no money from now on.

    Sounds more like she's pretending she didn't get the email so will claim it was too short notice to "manage" on less money.

    Pop a copy of the email in the mail sent to be signed for.

    Not 'signed for' duchy, if I may disagree for first time with one of your contributions here ;-)

    On the Parking Threads, we absolutely advise against this, as it allows the addressee, or someone at that address, to refuse to sign for it.

    A letter, with 1st class stamp is deemed delivered within 48 hours, with free certificate of Posting from PO.

    Do send a copy, Jack. Paper trail is always good.

    Thank, Good thinking, I'll put a copy in the post. Although last time I was advised that they could get an emergency hearing arranged quickly?

    Are you able to put "read" receipts on your emails Jack? That way you have proof that the email has been received and read.

    I hope you have a reasonable weekend - there is light at the end of the tunnel. It's just taking a while to reach you.
