Now I'm not sure the EA will be willing to come take new photos only after 3 weeks on the market, their current view of me is that I worry too much so I think I may give them a while before asking. ..

The Cat has given you some very detailed tips and advice there. However there was no mention about the garden.
This a great feature, get that looking good and you will have a real selling plus.
Often it isn't about money it's just about a dash of imagination and rather a lot of hard work. I appreciate it's difficult when you are busy working and you have a little one and no family support.
If you can give it a good week-end you could tackle most of the issues. Then you can relaunch and hopefully get a sale fairly quickly and move back to your family and support system.

EA called me this afternoon to tell me same buyer that made the 188k offer has now made a revised offer of 191k lool. He wants to change windows and carpets. The windows are double glazed and carpets are fine so I don't see how that's my problem.
I told him unequivocally that its a no. We bought for 205k last year march and its been a static market...0 -

Hold firm.. it's a big game of poker! Remember - the EA makes only a marginal different amount of money if he sells it for £195k or £205k; but only if he sells it - so it's his main interest to just sell it; not get you the best price. In a way, they're more on the side of the buyers than your side.
Tell the EA firmly you are not looking to accept offers under £205k (which then subtly gets passed on to the buyers).
Have you made any improvements in the year you bought the house?0 -
OP I was in Tesco earlier, if you are still thinking about dressing your conservatory, they had a wooden garden table and four chairs for £60 which would have looked OK in a conservatoryMake £2025 in 2025

Thank you @Ringo for pointing that out. My naive self believed the EA was on our side mainly because we are paying their fees.
We only just bought a year ago and selling for the amount they are suggesting means we are losing the whole of our deposit, I honestly don't see that happening just because we want to move nearer to family and friends. Do you reckon a buyer that put forward an offer of 188k and 191kb can really go up to the price region we are asking?

Many thanks @slinky. Yes I still want to dress up the conservatory but wife doesn't believe it's necessary for now as it's early days. I wish I am as chilled as she is on the whole housing -ish. I will check the furniture out any ways and may buy it even if I incur her wrath0 -

I agree with everyone else, nice house but it's a tad cold looking, the baby's cot doesn't even have blankets. Your bedroom looks a bit studenty, why not pick a simple colour scheme and do your room up, may cost £150 if your savvy but it will be worth it. Get white linen sheets then add contrasting colour cushions. Move the bedside table to the other side where buyers can see it and get a lampshade in your chosen colour. Fresh lick of paint and perhaps dye the curtains, put down a sheep style rug, get a throw for the bed and your good to go. A good show that's on atm is Phil Spencer: Secret Agent. Thanks @Ringo... Sounds a tad hopeful if their first and second offers are 188k and 191k respectively even after EA has advised them our ideal price is 205k:)
This couple are the 5th viewers, they came with their child and with the gentleman's brother for a 2nd viewing, they like the house - the wife was especially quite expressive; whether they like it enough to pay a reasonable price for it is doubtful though..
The EA reported they said there is a link detached 3 bed house in the area for 215k, and they want to change doors and windows etc.
Fingers crossed. No viewings at all last week.0
