    I think she should become an EA herself she talks such bull about house buying/selling, sorry lessonlearned :D
    Its not that we have more patience as we grow older, its just that we're too tired to care about all the pointless drama ;)

    I get where you are coming from Tancred on this...but I think it's not so much tyre-kicking as many people (certainly FTB's anyway) keep on looking for months and months for "the one" house. My generation couldn't do that - as we had stricter parents and rising houseprices and, between the two, we bought somewhere the very month we were at last in a position to do so.

    I think that some FTB's certainly are still "living at home" with parents into their late 20s and maybe even into their thirties and these parents are my generation (and therefore a lot more indulgent than the people that were parents to my own generation and the "kids" don't feel nearly as restricted as we ourselves did at that age). With that and static house prices in many areas many of them feel its okay to carry on looking and looking and looking and demanding perfection/"a mansion for sixpence" until such time as either they (or their longsuffering parents) get fed-up and give up and buy the best one available for their budget (ie the same as we had to.....:cool:) or the parents help them out financially to make sure that they ever do move out...

    I think what you are actually saying, but in a very stereotypical and judgemental, is that it is now a buyers market and people dont have to rush into things!

    Just out of interest what percentage deposit did you have to put down on a house, doubt it was anywhere near 15%! When you have had to save up 10s of thousands of pounds to buy a house you aren't going to jump at the 1st house you see. Even if the vendor feels like you should be honoured to be allowed into their house!
    Now buying our second house:
    Accepted offer 16/12/18. Offer accepted 26/1/19. Buyer pulled out 4/2/19. Accepted new offer 13/2/19

    FTB: Offer accepted 23/2/2013 Mortgage application 28/2/2013 Valuation: 4/3/2013 Valuation ok 15/3/2013 Mortgage Offer 21/3/2013 Exchange 10/4/2013 Completion 26/4/2103

    I guess one's view of this subject is dependent on what side of the spectrum you are. We were FTBs this time last year and only viewed about 8 properties, maybe we were naive and should have viewed more but I really don't see the value of viewing properties you know you have no chance of buying, maybe potential buyers don't search using the Internet hence do not have the ability to sift.

    Any view raises the hope of a seller and window shoppers may make this worse. ...

    What's your view of the house we want to sell lessons learned, any suggestions?

    I think this is your problem. Your house is nice - it just doesn't have any "heart". It looks a little sad and unloved.

    Obviously you don't want to spend any money but if you can spare just a little I would invest in a few soft furnishings and accessories. You can take them with you when you move.

    The gardens look wintry but spring is almost here. Add some cheap bedding plants for some colour and then get the EA to redo the photos - hopefully when the sun is shining.

    Net curtains are a bit twee and old fashioned. It would add more light if you removed them.

    It's a good house, the layout works well it just needs a little bit of "fluffing".

    My feedback (having staged a house for sale last year)

    Pic 1 - kerb appeal is OK, nothing special, at least no bins etc. No flag board which can help folks locate the house for sale.

    Pics 2/3 - tidy lounge, OK. I'd experiment with rolling up the rug to see what difference that made to the 'look'. Too bad the EA pics show the lights are switched on.

    Pic 4 - Have the table laid with place settings

    Pic 5 - yep, that pool table has to go while you're selling!

    Pic 6 - retake without the jumbo pedal bin in shot.

    Pic 7 - not adding much

    Pic 8/9 - oddly sparse, no clue if there is space for wardrobe, chest of drawers etc. Nothing matches between paint and fabric

    Pic 10 - looks tiny. More of a boxroom

    Pic 11 - Grass in patio needs removing, retake without whirly

    Now, why no pics of bathroom and downstairs loo - always worrying if the bathroom pic is omitted!

    Yes the third bedroom is a single room, would fit a single bed. On the photos for the other rooms, the agent took the photos, Infact, he didn't want to take as many photos as that, he didn't believe the utility room photo adds any value. The bathroom and cloakroom ate in ok state, nothing special.

    :rotfl: @the dissonance in the bedroom decor, funningly, I never saw the rooms that way. The 2 average sized bed rooms have built in wardrobes though.

    Now I'm not sure the EA will be willing to come take new photos only after 3 weeks on the market, their current view of me is that I worry too much so I think I may give them a while before asking. ..
