    .... 7 viewings so far.

Viewer 1 - Viewed the day photos were taken, supposedly had a 50% deposit, proceed-able viewer... Really likes it but cant afford it (wonder why he came to view :)

    Viewer 2 - Garden overlooked.

Viewer 3 - Not for him, sister may like. EA will chase but they haven't followed up.

Viewer 4 - A couple - the husband likes it but the wife doesn't. EA reported husband is trying to convince wife  :rotfl:

Viewer 5 - They like it, have done 2nd viewing. No feedback yet.

Viewer 6 - No feed back yet

Viewer 7 - This to me is really funny. Same EA that showed Viewer 1 around. He drove the viewers round the area (they're not from the town), and they they didn't like the area they want 1930 period like semis  and ended up not even getting into our door...

Is it just me or is this a regular kind of occurrence?
It is you. It is a sort of mirror of you viewing all the houses you viewed for the house you are in now. Obviously the details don't quite match - but just treat them all like you would hope to be treated.
You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'

If that's the one then the photos look decent and the floorplan is well put together.

Getting 7 viewings in 3 weeks is good going. We've had 7 in 3 months with tons of positive feedback, but no offers as yet.

I appreciate this but would have thought the viewers would have looked at the pictures?

Still waiting for EA feedback, rang this morning at 10am , my agent was reportedly on the phone...will ring me back immediately. 2 hours later, still waiting. Di i need to take a chill pin, or does the EA need telling off?

Frankly, the feedback usually isn't worth the breath expended on it and I know when I was badgered for feedback on houses we viewed but didn't go for, it was hard to find something to say in some cases apart from 'Odd layout '(well nothing anyone can do about that) or 'too many period features removed', which again, can't usually be undone or 'wouldn't be able to do what we want as it is listed'

Some of the feedback we got when selling was just daft, ranging from odd smell (sorry next door just creosoted their fence) to 'don't like the junction at the end of the road' (you could have looked at streetview etc before viewing, and despite it appearing busy and impossible, it's fine)

Just got my flat sold SSTC.

Was on for 4 weeks. Only had about 1 or 2 viewers a week tops. Couple who bought it did 2nd visit a few hours later and we agreed a price the day after.

Feedback is a load of old cobblers, usually made up on the spot when pressured by EAs.

    Lol.

Guess I'd go with the 'go on with life as though you aren't selling' advise. Easier said, but I need to in order to remain sane.

My last house sold to the viewers who came when an agent wasn't available. We showed them around, told them the history since we moved in, all about the area etc. They paid asking price.

The previous 10 viewers who the agent showed around didn't show much interest.

    Update

So the 2nd viewer came up with an offer - 188, 000. And the answer was a no. Keen to sell but not under the sort of pressure that will make us lose the 20,500 we paid for it last year march.
So, just hold out. Don't let the EA push you around either. If your house is 'worth' that value then you'll sell it at that price - it just might take a while to find someone who wants to move to your location and pay your price.

Just remember that people are fickle and odd. Don't expect 'logic' from house viewers either.

Thanks. But how do you know how much a house is worth? Sale prices of similar houses in the area? there's none :)
