Have you used Zoopla/rightmove to look at the sale history in your area? Try looking on http://www.zoopla.co.uk/house-prices/
You must remember, people will 'try it on' and make stupid low offers. This is natural, and you can just tell them no. Anyone serious will make a low offer, and if turned down, will come back with something closer to asking.
Don't expect anyone to pay asking price. No one sensibly does that unless they're desperate to move to that location and there is a scarcity of properties.
You won't get a lot of house in St Albans for £205k ...

why did you pay 205k for it , what did you base that on ?
Of all the properties we viewed at the time with similar price marks, it was the best - I researched the area and it ticked all boxes at the time: closeness to the best sch (at the time), surgery, local shops etc - we felt it was worth the price.
PLUS previous occupant bought for 224k in March 2008 (post housing market crash? maybe they were naive?) and then built the conservatory and cavity wall insulation after...So we felt it was a good price

Agree with the comment about the snooker table. There's nothing aspirational about the conservatory as you have it at the moment. I'm guessing it's probably also cold when you show people into it at the moment. You need some proper furniture in there to show it at it's best.
Also the bedrooms look really uninviting and 'cold'. I'm being distracted by unmatching bedding/curtains, bed bases with no valence and nothing showing any 'personality' in them at all. OK so I don't want to be sharing the bedrooms with you OP (no offence), but I can't see they aren't selling themselves to me as warm, inviting, cosy places I'd want to sleep in.
OK so some people can see past this and visualise how their stuff will look, but many can't, and you need to attract as many people as possible in order that one will put in an acceptable offer.Make £2025 in 2025

A couple of other things, if you could retake the outside photos on a day with some sunshine it would help, as would removing the washing line from the shots. I'm also looking at the back door of the garage and it looks like it's rotting at the bottom - is that the case, if it isn't it needs a darned good clean/lick of paint to cover it up. Signs of rot make me wonder what else might need attending to.Make £2025 in 2025

no, it's a nice house. I'd agree about the bedrooms being a bit sparse (You want to give buyers 'ideas' of what they can do with the rooms) and move the snooker table out the conservatory.
£205k seems fair based on previous prices. I agree it's hard to compare to other properties (and some have sold for silly low prices).0 -

These are the stuff we have at the moment, we don't have the furniture to take on board your suggestions. We dont have friends to borrow from (part of reasons for leaving) and buying will eat into savings for the next house...
We currently don't have a 'for sale' sign at the front...so we may also be missing passing trade. Don't want our very nice neighbor asking why we are unhappy after only a year.0 -
