First time seller - Did not imagine it could involve this sort of hassle

    Ours isn't up for sale yet and I'm already dreading it with 3 children its not going to be easy to keep it as nice as I would like. A couple of rooms need a coat of paint and we need a good clear out but I'm hoping clean and tidy will do with a little extra tarting up of front and back gardens/entrance

    ....and then keep your fingers crossed that a nearby house doesn't put themselves up for sale at a price that's somewhere between £10,000 - £20,000 too cheap because they have already found theirs and so have deliberately underpriced it. They found the right estate agent too for deliberate underpricing tactics - I didn't realise that their apparent small independent estate agent is actually part of a certain *******wide group of with a bad reputation for doing things like this and for hiding that they are actually the real force behind said apparent "independent" little EA.

    Have just checked the website of said "independent:cool::rotfl:" EA this morning and this house has now got "sold STC" on it and my own EA has stopped being so gloomy about it - as they were waiting for that underpriced house to vanish and stop affecting my own sale as much as I was (of course the viewers focused on that "one swallow (house) does not a summer make" house - rather than the other properly-priced and, in one case, overpriced houses nearby......:cool:

    Then, of course, there are (as you've already noticed) those viewers who don't have the courtesy of giving feedback (even though you've let them into your home and taking your time). I think some of them may honestly think it isn't necessary/appropriate to give feedback if you have nothing particularly to comment about. Well - actually, yes, feedback should be given anyway. Even if it's just to say "I have nothing particularly to comment on. It's okay. It's just not for me". Even a comment like that reassures the vendor that there isn't actually anything wrong with their house/its price.

    I agree with you @money. I guess its something one has got to live it...if only viewers know the level of preparation involved getting a house 'ready' for viewing, maybe they'd be more forth coming with view and maybe they'd stop viewing houses they know they'd NEVER consider buying...

    Still waiting for EA feedback, rang this morning at 10am , my agent was reportedly on the phone...will ring me back immediately. 2 hours later, still waiting. Di i need to take a chill pin, or does the EA need telling off?

    We recieved 7 viewings one of which was a 2nd viewing, our house is blank canvas really as we tried to sell two years back but buyer pulled out we we just reecorated but kept neutral knowing we would be aiming to sell again. Out of those viewing we ended with 3 making offers and in the end two making the same so we had to choose a buyer which is proving ok at the moment, that was quite a hard decision as they were both proceedable. I think its down to the individual looking, sometimes you strike lucky and sell quick other times it takes a while, what I do know is the whole process is stressful!!!! We are in a very good town although the area I live in less so, but where we live the market for housing is very good if the price is right!

    You had a good number of viewings so clearly your house is priced well I believe as otherwise no viewings would have been made.

    the number of viewers is not all important ,what is important is getting a buyer ,and you only need one off them .
    Actually I think 7 viewing in 3 weeks is good . Average 1 every 3 days.
    As for feedback unless its a sh1te hole forget it ,I don't like it is the most honest feedback.

    Completely agree. That you're getting people thru the front door is great.

    Re: viewing 7, at least they know what they want! If they want a 1930s property, then they want a 1930s property. My next property is going to be a Victorian terrace and I wouldn't entertain viewing an 80s property, that's just how it is :p

    I am in the process of buying a house .
    I was the first viewer .
    The inside off the house was a bit off a tip ,old TVs sitting on the floor ,needs a complete redecoration ,hole in plasterboard wall .
    I wasn't even sure I wanted it ,it was that bad .
    Anyway I put an offer in ,heard nothing for a month .It had several other viewers and I ended up paying
    £5,000 below the asking price. It wasn't until my offer was accepted that I asked for a second viewing. Another house in the same development has just sold for £12,000 more than I am paying.

    I hope so. .. fingers crossed. Ours is almost a blank canvas too. Our town is not desirable. It's luton but there are some very desirable locations which my area fall into. Our place is the only house on sale in lu2

    There are some nice areas to Luton ,we are in LB , just down the road , the worst thing with having the house for sale , is getting viewings , making the house tidy etc as you say with kids its hard , then waiting on edge for any news, i think , after a while the feelinsg just become more ce la vie....., if you can try to forget (impossible i know!) that you are selling and get on with everyday life , that might help

    So the 2nd viewer came up with an offer - 188, 000. And the answer was a no. Keen to sell but not under the sort of pressure that will make us lose the 20,500 we paid for it last year march.
