We only bought our house because we saw a for sale sign at the front.. it wasn't even online when we saw the sign.
There's some stiff competition in your area. Houses like this : http://www.rightmove.co.uk/property-for-sale/property-37166272.html completely undercut you in price.

These are the stuff we have at the moment, we don't have the furniture to take on board your suggestions. We dont have friends to borrow from (part of reasons for leaving) and buying will eat into savings for the next house...
We currently don't have a 'for sale' sign at the front...so we may also be missing passing trade. Don't want our very nice neighbor asking why we are unhappy after only a year.

Can you run to a couple of valence sheets in cream just to hide the bottom of the beds?

Maybe try eBay for furniture for conservatory and some pictures for walls to make them seem more lived in. I like your kitchen. Garden could do with losing washing line and some colour. You can't change any of those things anyway. You've had a decent amount of viewings so patience is the key.
Thess are then followed by " will you take £xxK less than asking price" like that is going to make it nicer,bigger,less work or different location.
I rather they just say not for us or say like it but too expensive.
I too clean up and hide everything that could possibly put them off, like dog bowls, wash basket, bathroom items.
Then I go to view houses and are shocked at the state of some of them just like the have a look at this thread.

I've always hated being asked for feedback, a lot of the time I just didn't like it. It's not a great time to sell and there are a lot for sale out there, economically and seasonally, mad as it sounds, the cold weather does make a difference.
When ours was on the market we had a lot of people looking in the first few weeks and were really pleased with this but we didn't have any 2nd viewings and when asked for feedback people said silly things like they'd wanted a bigger garden/more bedrooms (it's a victorian terrace in the middle of a city) which were the kind of comments I'd make if I was jut going on a scouting mission.
As for keeping it tidy, it is hard with young children but you're normally given notice and we had a big chest we threw everything in, although from a buyers point of view, I din't care about that. I care about cracks in the walls and damp smells etc, I look past decoration/mess as those are all easy to change.0 -
Noah in Luton have cheap second hand furniture. They're on Church Street.
Seems to me that you're priced okay, the agent is local to you and has a reasonable reputation, the photographs are fine.
In addition to the suggestions made about staging the house and garden, can I talk net curtains... it's a dull time of year and I wonder if they're blocking light?
I'd also have a 'For Sale' sign. It wont do any harm and you never know...

Very valid point you raised, if someone like your house, he'd buy. Feedbacks like the garden is north facing lol, the rooms are small, the lounge is too big, there are too many flowers ALL say the same thing - Don't like enough to buy.
I am trying to hang in there, forget about the fact we had a ridiculous offer today and move on and wait. Will rent out worst case scenario.
