    You need to watch more HutH. The answer is: there's no answer. If you and I built a house on the same plot mine'd be half the cost of yours. :)

    If michaels was on homes under the hammer then we might see someone finally sticking to their budget instead of saying "this will cost £500 to do up" and then spending £40,000 including £1,000 on some posh door handles.

    They would still quote his profit "before costs" at the end though, I love that concept that property shows have created.

    i went to the doctor yesterday. She didn't know what was wrong with me, but now i have to go and have some tests. My blood pressure has gone ballistic, from 110/55 about six months ago to 145/100 or something. She looked about 21 and didn't really seem to know what she was doing, but on the plus side she was ginger (which may explain the blood pressure increase).

    Yeah, they never cost in stamp duty for the costs.... and they gloss over by saying "profit before tax/expenses" but should do some sample figures. And interest on the loan, never mentioned. I also suspect a lot of them lie when they say how much they spent. They also don't mention tax on profits at all really, it's swept under the carpet (or laminate).

    But apparently can vary a lot based on build type, design, number of stories, level of finish, etc.

    I suspect a lot of them 'live' there during the building works so it is a ppr and thus capital gains tax free...

    I want to borrow using a owner occupier mortgage and the fact I am salary sacrificing 25% of my income for tax/benefits purposes is coming back to bite me on my bottom for income multiples purposes so I may have to use a BTL mortgage instead. However despite all my input it looks like I am going to be pipped to the post on it because my financial partner has discovered how much property costs in Blackheath where he is hoping to buy.

    Funnily I rang 'my' architect to get a rough build cost and he said it was hard for him to say because he was working with the other bidder for the property....

    Yep but they don't make it very clear whether that includes services, professional fees, solid wood flooring, bifold doors, kitchens with islands and all those other bits which are 'must haves' if you want to sell a property these days.
