I think buyers ease off at the end of the year (no-one wants to move over Christmas, I suppose), but hopefully we are not at that stage quite yet.0 -
we have just changed our listing a little, we have 3 upstairs bedrooms and a 4th/study downstairs (it has a double futon in it, so it's a good size for a bedroom) - I noticed that agents will call a house 3 bedrooms, even if one is actually your dining room.
So this morning I have had them change the listing to 4 bed from 3. We still have 2 big reception rooms even if you use the study as a bedroom.
It won't change on RM for 24 hours, so it will be interesting to see if it generates more interest. If you're interested here is our house0 -
Hi Cashndash, it looks good for the money - not sure how prices compare to up north, but seems realistic compared to here: I assume prices are higher down south.
I love your living area; the kitchen and entrance are very nice too.

I think I’d kill off a few of the duplicated photos. Seems a bit obsessed with the stairwell for example. There’s also a photo of a cluttered wall of stuff, books? magazines? which does absolutely nothing to attract viewings.
Assuming you’ve done your homework on the pricing, you should be okay with that RM presentation. Good luck!0 -
thanks for the feedback, have removed the pic with the bookshelves, I kept wondering if I should.
Price is OK, spent a lot of time looking at what else is about and had 6 agents out to value! Average price was £385, which sat well in the rest of the market0 -

Too many pictures! You will put people off viewing - it's like they've already seen it. House Network take that many pictures for you to filter out the ones you don't like. You need to knock it down to about 7 pics max. Exclude anything with pics of lots of your 'belongings'.
To be frank, you need to tidy up really well for viewings, better than you have for the pics. At your price you are selling a lifestyle too, which probably doesn't involve a tide of stuff around and under the master bed, badly made teenager bed, towels everywhere and bursting bookcases etc.Everything that is supposed to be in heaven is already here on earth.

thanks for that, I have taken your advice and removed a lot of the photos, I thought it would be good to see as much as you can, but I suppose in reality you want to whet people's appetite and entice them to come and see more.

This is a tricky question - on other streams, people said the reason they got such good viewers was that people did feel like they had already seen the house, therefore they only came if they were really interested. This weeded out the time wasters - which seems a good thing to me.
We've got a lot too, but the first 5 are a sample of the whole house, then it goes through room by room. If they are fed up after the first five, then they can always give up and not look at the room details.
Doozergirl is right about the rest though (tidying up etc). I thought the same, but was too shy to say it! It really is a huge effort, but hopefully will be worth it.0
