  • I am so untidy anyway, you have no idea how much effort it took to get that far!!!

The good thing was that the pictures really did show what I'd over looked, so it does look better now.

    thanks all

This is a tricky question - on other streams, people said the reason they got such good viewers was that people did feel like they had already seen the house, therefore they only came if they were really interested. This weeded out the time wasters - which seems a good thing to me…
Yes, I think I’ve mentioned this before. Our viewers seem VERY keen on the house, as they’ve already seen a lot of the detail. If they’re put off viewing by lots of photos, what does that tell you? I don’t want them coming to view merely to satisfy their curiosity about what I didn’t show them.

Now it’s October the chances of viewers turning up on a sunny day are getting pretty slim now, so we’ve printed a brief brochure showing the ‘bright and sunny’ pics, and also put on there all the transport and school details, shopping, dog walking, leisure facilities etc. It’s something to remember us by.

All I need now is someone who appreciates the No Onward Chain, AND is properly proceedable. I’m getting a bit tired of the ‘we’re thinking of moving’ brigade.

Yes – I know the feeling! We kept spotting more and more that needed doing.

Concerning the day-to-day clutter, we still use our system I’ve mentioned before, which is to have a small plastic crate or cardboard box in each key room. In this you keep things like half-squeezed toothpaste tubes, gooey shampoo bottles etc. When you have a viewing these boxes are thrown in a cupboard in their respective rooms out of sight. When the viewers leave, the boxes come out again. It works well for us. :)

Ours all goes into the boot of the car!!

I have noticed though that all the agents have fewer pics and I know that 1 agent when they came round to value, said they know that the more people through the door, the more likely it is to sell quickly!! A couple of agents round here don't even use floor plans, they don't want you to judge it before you've seen it (this is something the internet makes it easy to do!!)

so I can see both sides, we've tried it one way, now let's try something new!

It’s debatable. Our neighbour had 67 viewings over approx. 10 weeks. He ended up with 2 people fighting over it which means 65 had no interest.

I don’t want the same 65 wearing out my carpets.

He had four crappy photos and a useless description.

    I know what I prefer! :)

and then he decided not to sell…
  • I don't mind that!! :D

Oh! If you saw our house before the pictures you would never say that. It was far worse than your worst picture. (Hope this is some consolation.) Tooks us many months to get sorted, trips to dump, charity shops, etc etc. Even after all that we are struggling to keep it tidy. Yes, I do know how much effort it takes. (Never moving again after this!!!)

Anyway, let's hope it will be worth it, for both of us.

These both sound good ideas. I like the idea of an info. sheet for them to remember you by.

Keeping things in small boxes sounds good too. Now all I need to find is some cupboards with enough space for a small box!
  • For both the people I have had, I have printed out the details provided by HN, I figured it would remind them and also give them the floor plan etc if so they can remember how the house fits together.

on both occasions the buyers were pleased to have this, especially as there is not agent to pop details in the post!

Just wondering if you guys have found any place to buy yet? We accepted the offer we got through HN - but cannot find anything to buy and nothing is coming on the market! :(
