...the fact it was HN made me think that the sellers would be too financially aware to agree to an offer, so no hope of a bargain. As it happens the seller has apppointed a high street estate agent last week and chosen one that I would say prices high. At least now I have a slight bargaining tool in that I know by offering through HN I will save the seller 1.5% estate agent fees.
I’m not sure I see your logic that an HN user would be financially aware and thus a tough cookie. We used HN to sell and were very happy with them. I consider we were astute in using them, but, we used many ways to value the house and screwed the price down as far as was reasonable in order to get on and move within a reasonable timescale. HN’s low cost helped us in doing that.

So spoke to HN today, they say my offer has been rejected. I ask if there is any indication of the level they are looking for, they don't have that information. No effort to engage, no encouragement to make a further offer. All they can say is vendor rejects offer. When we dealt via HN we did the viewings. We took the opportunity to give any viewer three pages of A4 with details of local schools, amenities etc. It also contained our contact details so they could get in touch to ask questions later or talk about an offer. It worked well for us.
We also figured that people from out of town viewing eight properties in a day would appreciate remembering the property in detail.
As regards “vendor rejects offer”, I wouldn’t have thought that HN would take it upon themselves to blow out a deal. We found them pretty switched on in general.
I guess that the cold shoulder treatment you’ve received means they feel confident of doing better. Maybe they will, maybe they won’t!0
