housenetwork - a review

    We have been debating whether to use local estate agents or housenetwork for a couple of weeks. Not much has been coming on to the market to buy and we are convinced our house will sell quickly as were the agents.

    We have now seen a new build that had fallen through before completion we can do PX but will be selling ourselves short. Maybe now is the time to call Housenetwork as there would be no tie in as with the local agent we would only stand to lose £500. If they are that quick at getting it on rightmove it might just work, what do those with experience think we have never sold a house before?

    We used housenetwork and they are fantastic! Very pleasant and sound intelligent people! Only downside to HN and all other online EAs is the fact you have to do the showing around! We ended up advertising ours with an open day for the very next Saturday (but we are in a London area).

    They are very quick, efficient and service is excellent. We ordered on a Tuesday at 9pm, phone call next day to arrange photographer for tthe Thursday who arrived on time and was friendly, was on rightmove and zoopla on the Friday morning! The quality of the photos were much better than an EA as well!

    Personally I would highly recommend them to anyone - they also have a ticketing system so if you are someone who doesn't like speaking on the phone or think you may come across daft asking a specific question you send a ticket and you usually get a response within an hour or so!

    Just a quick update, house has been on the market a week and a half now, Rightmove 7 day stats are very positive according to email, only problem is no viewings to date, other comparable properties on sale on same estate for the same price. I'm already slightly panicking that price could be just that bit too high to generate interest no matter what Rightmove stats say.
    Hopefully something positive will happen next week.

    Another week gone and no viewings, rightmove stats are high, along with
    "high search listing.....conversion rate very high.....price currently correct and stats very encouraging indeed"
    Unfortunately that's not developed into viewings.
    I wonder if the Housenetwork regional phone number (nearly 200 miles away from us) is putting local people to us off?

    It is Freephone on the Housenetwork website but I'm assuming many more views through Zoopla listings

  • Hi, does anyone have an recent experience of using House Network?

    We've got a property that we're wanting to sell quickly, we were quoted around £2000 by high street EAs.

    Has anybody also used HN Conveyancing for sale/purchase? I've seen a few reviews that say they're call centre based and it's difficult to speak to the actual solicitor.

    Any advice/views on using House Network would be greatly appreciated!

    I wouldn't use HN conveyancing. I strongly believe in using a proper solicitor for speed and accuracy - and I speak from experience of using an online conveyancer on two occassions. I would not do it again. If everything runs smoothly and there are no issues then you can be lucky but I think money can be saved by paying properly for a solicitor with confidence and experience. Buy cheap, pay dear.

    I haven't used HN recently. I have in the past (around the time that this thread started) and a family member still uses them successfully for lettings. I'm signed up with Tepilo this time as I won a competition with them. We'll be live by the weekend, so we'll see how it goes.

    I've read fantastic reviews about House Network but their conveyancing seems to have a bad reputation. I think we'll use a local one, it doesn't seem to be loads more. Not in comparison to EAs vs HNs fees anyway.

    Is there any reason you don't use House Network anymore? I'm concerned the valuation may be wrong or the pictures may be poor.

    I have no idea. I spent £700 on a camera with a wide angle lens a few years ago precisely so I could avoid high EA fees. I sold a few high value houses that I wasn't sure suited the online EA route but I just don't really think it matters. I was even taking my own pics for the regular EAs listings and I've always done my own viewings!

    You can get as many valuations from as many agents as you want while you're making up your mind. They want the opportunity to sell you their service - let them!

    I'd probably be using HN now if it weren't for the fact that I won a Tepilo listing while I was looking around at the online agents.

    I viewed a property today that is on the market through house network.

    I have been hanging out on MSE long enough to know that it is an online EA, but even though I've seen the property on rightmove previously the fact it was HN made me think that the sellers would be too financially aware to agree to an offer, so no hope of a bargain. As it happens the seller has apppointed a high street estate agent last week and chosen one that I would say prices high. At least now I have a slight bargaining tool in that I know by offering through HN I will save the seller 1.5% estate agent fees.
