  • no, we are quite flexible as we are downsizing and want a property in the right spot with room for extension/refurb - we have a potential and if we needed to move in a hurry it would do, but not sure it's exactly right!

    we only want to live within about 5 minutes walk of where we are now, so that makes things a little harder!

    glad you got your offer, how were HN with the negotiations etc?

    I've recently accepted an offer through housenetwork. My property would def appeal to first time buyers, so I knew the internet was the way to go, as all 'my generation' tend only to look online. It was on the market for about a year, but I did have a steady stream of viewings throughout that time, everyone just thought it was too small (and perhaps overpriced? But I set the price, so that's my fault). I eventually got an offer which I felt was too low; Housenetwork were brilliant at the negotiations though, and I eventually agreed a sale nearly 10% above what he first offered. In the end we were both happy with the price. I haven't had to deal with them since as it is all now with my solicitor, but the fees are so reasonable. And I always prefer to show people round myself anyway (as a viewer I had so many agents who couldn't answer simple questions like 'where can you park' or 'is the central heating gas' I would always prefer to just talk to the owner.

    I dont really think they were that good with the negociations. We made a decision to accept the offer in the end because it was only £15k less than the asking price and we thought that by having someone with nothing to sell we could try and get a better deal with the house we buy - if we find one. Thing is without being under offer we were not going to stand a chance getting to see the desirable properties. Now we are in the right position there are none to view!

    My sister is in the same position as you - sold her old house, but cannot find one to buy (near Bristol).
  • well we have just had a change of plan and taken ours off the market!! We thought we needed to downsize due to hubby being pretty much forced to retire at 50, but we've been looking into all sorts of options and have found one that means we can keep this house and as long as he gets a very partime job, we'll be fine!!

    Very pleased as we do love the house, bit of a waste of money (not really appropriate for this site!!) but we do have 12 months marketing with HN, so if we change our mind, just the touch of a button and we're all systems go again!

    Will still keep in touch as I would love to see how it all goes for you guys, especially you WallyBird!

    I have found that the houses on the internet that look really great are actually sold already - which is really annoying I wish that they would take them down or show that they are under offer promptly.

    I hope that your sister has some good luck and the perfect house appears on the market.

    We are off to see one this weekend- but I dont think it is really going to be the one :( have to go look just in case!

    That sounds like good news, I hope it all works out well - as you say, you still have the 12 months marketing if you decide you need it. Good luck with the new plan!

    I think a lot of estate agents (not HN) seem rather slow at updating house details on the web. So, a house takes two weeks to get on Rightmove, by which time it has already been sold!

    Anyway, I hope a perfect house turns up for you too, SheppyD.

    That's a good idea - I think i'll put something like that together for our flat, when we FINALLY get it on the market!

    Serves their interests well, though, doesn't it. You call up about one house and it's gone, but they've got X number of other houses to try and sell you ;)

    With my pamphlet I focused on what the wow factors were, and put those photos on, plus the school and local amenity details. If you go to your postcode on upmystreet, you’ll find loads of useful ‘local’ information.

    Some of our viewers were completely unaware of great facilities on our doorstep.
