    Yes it is. :D

Not exactly known for its vibrant night life /rolls up the pavement in the evening.

Still for a lot of London dull's a relief. Car insurance is only a fraction of what it's in say Croydon.

Good for bringing up a family safely /not getting mugged, and living in the kind of house you get out in the home counties but for next to nothing while you're in zone 4 and only 30 mins from central London.

    it's a definite don't know from me!
I'll ask Mrs Zag in the morning. I always drove as I worked in West London or Surrey.I always remember the trains were spacious and started to empty at Wimbledon because of people switching to the underground.

When you leave Richmond for work can you get a train that goes through New Malden? Might be worth checking. All the trains start in Surbiton, Kingston or Twickenham/Strawberry Hill.

I quite like New Malden too. There's a very good pub there called the Royal Oak. It also has (or had) a Wimpy with table service.

Sadly the Wimpy only lives on in Matty B's song.
The Royal Oak has comedy nights with the usual regulars you see on Dave programmes.
Kingston's nearby with the Fighting Cocks venue with some sometimes more spectacular comedy acts - legendarily they've had Steve Martin and Robin Williams ;)
Chewy, weren't you talking about claygate or somewhere similarly scarily m25 recently?

What's ham like for prices nowadays? Is Kingston smarter than it used to be?

I suddenly tonight feel rather uncharacteristically well. Better than I have, we'll, for almost a year. I want to go to a party and said to dh I would drive both ways but he says its too late and too much. Grrrr. I don't want to be sensible tonight!
Hmmm, not really thought about new Malden but location looks good and not too far from Richmond park either. Will definitely go and have a look around.

And lots of pubs isn't important - I only need one!

Edit: just been looking on rightmove - looks very doable, can get a 4 bed with garden near the station for £500k-ish. The fact that that seems cheap to me shows you how stupid prices have become!

!!!!!! it!- I've just realised we're not supposed to mention New Malden to muggles
    - and I've just accidentally bypassed the spells to stop them noticing it and moving in and ruining it.

    Don't move there!

The Royal Oak used to have a great trivia night. My mate thought I was taking the mick when I asked for a pint of Ordinary (Youngs bitter is known as Ordinary in South London to distinguish it from the fancier, and pricier, Special) so went to the bar and asked for a pint of "Basic or whatever it's called".

The Fighting Cocks is a great pub too. There are a lot of good pubs in that area as it goes. The George and Dragon and Ye Olde Swan are both cracking pubs or were at least.

Two NP house hunting! What fun. Best of luck to both Nikkster and chewy - and Bertie too once he gets to that stage.

Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

I know I'm not a fully paid up NP - but I am also trying to move.
Just at the one year anniversary of putting the house on the market; have had the same buyer all the time, but at least 5 collapsing chains. Looking a bit more promising this time, but we've been there before so no celebrating yet!
