    Well if it did go to court I think the OP is very likely to win. Whether implicitly or explictly in the deeds, rights to use the garage will have been accrued and 'reasonable' use of a garage includes vehicular access.
    In the absense of explicit "no parking" statement in the deeds the lady may well be able to park outside her garage, but only insofar as it doesn't impede other users. So a motorbike or smart car might be ok
    It's a right of way issue

    i see youve all been busy in my absence. Right. Ive purchased a copy of the register and title plans for all 3 properties. I'll be honest. The registers just confuse me. I am but a humble plasterer. On the other hand the title plans make an interesting viewing. By the looks of it the house on the end has poached the land. It looks like i own the land in front of my garage and my not so helpful neighbour doesnt.

    What's the dotted line at the end of the access to your garage? Is that the kerb in the picture. (Any chance of a shot to the right of the one you've posted)

    Your garage and access as shown on your plan does look like the garage and space in front, and oddly enough it seems a different cement to the ones on the left.

    The fact the neighbour doesn't own the space in front of hers doesn't mean you have any rights over it, but probably means she shouldn't park there, but you need to really find out who owns it, and if it's part of the road.

    As to the register, any terms on easement, access, parking?

    Yes the dotted line is of the kerb. I can get a better picture tomorrow. Or if you like you could have a look on google maps. 94 trenance road exhall will bring it up.

    The pavement looks like it's always been there. I would guess the bamboo fence is there because the house owner was fed up of people driving over the pavement, and his garden and bush to get to the garage. He does appear to have pushed his front garden out a bit though, as his plans show his land straight, but the picture shows he in now out onto the pavement. There's no remedy to that, it's not your land he's nicked, and you can't really ask the council to reclaim it so you can drive over it.

    It looks like just a very tight space, from a house build in the 60's, when cars were a lot smaller, and you could have driven into the end garage through a much tighter space.
    I have to be honest, it's not going to be an easy answer, you can't buy the land behind you, as it seems to be pavement, and it's already been nicked.
    It's going to be hard to get your neighbour in the garage next to you to move. (Without her blocking another garage, and she doesn't want to move).

    I would pursue who owns the space in front of the garages with the council, but then again, even if she doesn't own it, and it's a public space, she can park there, even if you have rights to access your garage over it.

    Did the conveyancing solicitor mention anything when you bought the house?

    You probably have a very sticky situation. If your van is parked against your garage and she parks in front of hers then it could possibly be obstruction. If she is parked there and you can't get your van through to the front of your garage then there is no obstruction. It's a bit like a drive, its obstruction if they can't get out but not if they can't get in.

    I have found the garage on Google maps (http://maps.google.co.uk/maps?q=94+trenance+road+exhall&hl=en&ll=52.469021,-1.477455&spn=0.000218,0.0006&sll=51.508242,-0.079077&sspn=0.001766,0.004801&t=h&safe=on&hnear=94+Trenance+Rd,+Exhall,+Coventry+CV7+9FJ,+United+Kingdom&z=21&layer=c&cbll=52.469021,-1.477455&panoid=C2oR7_KVYmRSc6bwBFKClw&cbp=12,217.7,,0,0) and the other poster is right the dotted line is the kerb so in the 50/60s with short/narrow cars you could probably parked outside garage 2 without blocking access to garage 1. I am not a planning expert but can read drawings and if you look that the garage block the 'boundary' for the garage does not extent beyond the footprint of the garage onto the hardstand in front. This implies you each only own the land the garage stands on and that the land is front is not yours (you need to confirm with Land registry) and this implies to the whole block. This means no one has a right to park there nor can they obstruct your access.

    Spiro youre right about my neighbour but on the plan of my land it shows that i own the land in front of my garage.

    Norman castle im not sure. Originally i possibly thought 'access' but then thought it may be just to show which garage. Although thats what the red boundary is for.

    Mikey i will get in touch with the council as soon as i get chance. Tell them what i know and see what they say.

    On the other side of the garages the curved kerb is dropped. I did wonder if hes raised it himself. Although it does look original i know the man who lives there works for a firm that deals with bricks. Blocks kerbs etc. Would the council know this?
