i used QCAS/shulmans when i bought my property (which i sold recently). they were completely useless. they did literally nothing for whole month. the guy i dealt with - Leigh Elliott - did not even bother looking at the case at all and nearly cost me the purchase.
i complained and awarded £200 which is the full cost of the conveyancing. however this is a pathetic amount given all the time and stress i had to go throigh to make sure the purchase went through.
i rememebr property prices soon after i bought were shooting up like crazy and so if the purchase did fall through i would have lost out on a lot due to QCAS.
AVOID QCAS/SHULMANS AT ALL COSTS!!!!0 -
I buy garages and rent them out. I live in London and that's where the garages are. For garage #1 I employed a my DH's family solicitor in Enfield, Mr TM. He advised me not to buy the garage as it was too expensive. it was £14,500. He said they should be £5,000. Actually I think, 3 years later, I can sell that garage for £20,000 if I want to. He took about 2 months to do the conveyancing and wasn't helpful. I got 2 books of Amazon. The which? guide to doing your own conveyancing, and 'the conveyancing fraud'. If I can I do my own conveyancing. It is MUCH quicker and MUCH cheaper. Later I bought more garages and used a conveyancer in Bradford; Sabir Hussain, a most EXCELLENT solicitor but he was struck off by the law society. I think, because he was so good he showed all the other solicitors up. Next I employed a solicitor MH whose office was 5 mins walk from my home. The solicitor on the original sale, to the person who wanted to sell to me, had made a mistake which had to be sorted out. I feel I was the one who sorted it out, but MH took the credit. It took 7 months to sort. I was shocked by the rude emails that MH wrote to the son of the original seller. Finally, MH wrote the wrong address for me on the title deed! she got my address right for the bill of course. I didn't pay the final part and even got a small refund.
So my advice: freehold property: try and do it yourself.
Also, just because the solicitor is near, doesn't mean they are good. 'It's 99% of solicitors that give the rest a bad name!'0 -
I have trawled the web, this is not a cheap company at all. They are a comparison tool and all the companies they list are incredibly expensive! Do your due-diligence and don't take peoples word for it.
