  • Please stay away from "Cheap" conveyancers. You really do get what you pay for.
    Some are not as "cheap" as they may seem. You will be given an estimate for the work and then find the small print has additions which wetre not advised to you.
    However the most important thing you should do when choosing a conveyancer is to speak to the person who will carry out your work to make sure you can get on with that person who you will be contacting regularly over ther 2-3 months of the transaction and you feel you have confidence in them.
    A good conveyancer should be able to answer any questions you have about the process generally and explain what will happen from start to finish.

    Cheap is not always bad. My "cheap online" solicitor has been fantastic. On the other hand my friend using his local solicitor has had shockingly poor service. No response for days.

    Online reviews are a great way to filter out the wheat from the chaff.

    The next cheapest ones for me are RMNJ and Convey Quote. RMNJ has good reviews but cant find anything about Convey Quote except for they are recommended by The Advisory website. Anyone else know about them?

    I can only speak from my personal experience. Beaumont were good for me. Im sure it depends on your expectations, and on who you get as your lawyer.

    i'm searching for one, although so confusing. i used one ten years ago via phone and email and they were great, if only i could find them again. any good recommendations apart from beaumonts?
  • I have chosen a reassuringly expensive local solicitor. I liked the way the partner emailed me quickly with a quote in response to my request, not a secretary. They also came out to say hello when I took my ID docs in.

    With online cheapo companies you will be mainly dealing with a minimum wage call centre monkey, or a paralegal secretary. They cut costs by spreading solicitors thinly across many clients, so you will have minimal contact with anyone legally trained. My estate agent said they were reluctant to deal with them, as they had bad experience of time wasting and sales falling through.

    In the context of the purchase price of the property I'd rather not scrimp on a few hundred quid for legal advice.
    They are an EYESORES!!!!

    Hi i just thought I would warn people about the conveyancing firm Acton Conveyancing. We naively used them as we thought their quote was competitive. The transaction should have been smooth as there were only three individuals in the chain with all mortgages in place. Instead it turned into a nightmare lasting over 5 months.Our conveyancer had a poor grasp of progress and there were frequent delays in her answering the buyers solicitors questions. Her work was so poor that it had to be resent on more than one occasion. She failed to contact the buyer's solicitors and would fail to respond to emails and phone messages.She gave us incorrect advice and there were several delays caused by her poor decisions.She also bizarrely took it upon herself to hold a significant portion of the sales fee without our consent over and above the retention fee agreed. It has been a month after completion and despite numerous emails and phone calls we are no closer to getting all our money back. I have made a complaint to the legal ombudsmen. I would urge you to think carefully when using cheap firms such as Action Conveyancing.

    If you are going to use a cheap solicitor my advice would be to keep on there back all the way through my experience has been terrible with the particular company we used.

    Also if you are getting your deposit from any one else check what the additional fee is for a gifted deposit which we were not asked anything about or told that there would be any fee for.

    We also got part of our deposit from the army the solicitor was not familiar with this process at all and had a letter from them sat in his tray for 2 weeks prior to asking me what he had to do with the LSAP deposit even though it was detailed in the letter!! He then blamed me for not doing anything with him because (being a first time buyer) i was unsure and told him how i thought it would work. He also requested our mortgage money before we had the rest of the deposit which we are now having to pay even though we are not yet in our new house and could have been since last week and it may now take a further 3 weeks due to the seller going on holiday :( .

    All i am saying really is be careful!!

    I have used them and had nothing but trouble i am also making a complaint and hoping to get somewhere with the ombudsman would never use them again!!!
  • 3 months after my dealings with this sham of a company I see things have not improved for it's clients. My experience with this company rated worse than my divorce in the stress and rage I felt at the downright lies and attempted fees they attempted to extort from me to do a very very simple probate purchase.

    READ AND REMEMBER ....DO NOT GO NEAR THIS COMPANY....
