    I've been using RMNJ of Birkenhead. They have been good and pretty efficient. For the sale they were very quick - unfortunately my purchase has turned out a bit of a nightmare, but mostly because of the vendor's solicitors, QCAS, who have been very uncooperative. One thing to bear in mind is that there will always be a 'cocktail' of additional charges related to the transaction.

    I would use a local solicitor every time. I'm using a local one now, it's
    costing me £642 (as a seller) and I can meet face to face to sign documents and if I have a question, I get a call back.

    I get good advice. For example, I had a structural engineer's report done (after the buyers surveyor's report) and said that I could forward a copy, but is wasn't to be given to the buyer, to which she said, don't send it to me, I could be forced to send it on to their solicitor if asked.

    I originally signed with the selling agents solicitors, I know big mistake, I'm old enough to know better, just thought keeping it all in house may speed things up. When the online contract came through, they had added £120 and I quote their exact words 'dealing with the mortgage', this was hidden in the small print on the back page, but not on the main page where they listed out their costs and you signed for.

    The cherry on the cake was the £163 and again I quote 'government charges and others'. Their original price was about the same as my current solicitors, but then those charges were on top.

    I also like the idea that my solicitors are out of the loop and working for me, not passing stuff on to the estate agents.
  • I recently used Action Conveyancing to move house and to put it short, they are absolutely shocking. They don't reply to emails or calls, they really slow at doing anything!! Try to charge you extra once you've already agreed a quote but I did manage to wiggle out of paying it (there was noway I was paying them extra when the service was shocking from day one).

    Most recently they were suppose to send off a Land Transaction Return for the house. They sent it off late!! which resulted in HMRC sending ME letters saying I owe them £100. Rung solicitors, they promised to pay it (even sent an email so I have it in writing) and they haven't paid it. This has now resulted in HMRC thinking I have simply ignored their correspondence and warning me that recovery proceedings are going to commence (Yep, that means people coming to my home and taking my things away for this company's incompetence!!!).

    We have now paid the fine as we are a young couple starting out and don't want any bad credit but I am determined to get my money back from this appalling company. I will be taking them to a small claims court.

    So Trust Me, do not use these people. They have caused me so much unnecessary stress and I will never forgive them for bringing my name down with them.
  • I have gone through all of the top 20 sites for house conveyancing quotes and the one which has the cheapest fees is houseconveyancing.org They are around £20 - £50 cheaper than the rest so I would use them if you are wanting to save money. All of the ones which advertise a £99 fee are a big con as once you take into account the disbursements they are coming out a lot more expensive. They should not be allowed to advertise like this as it is very misleading for people that are new to conveyancing. If anyone can find cheaper quotes than the site mentioned about, please let me know.
  • Just to add my experience with the above conveyancer, also a negative one. Back when we were originally instructing (early 2012) there was a lack of info on them so I though I would give them a try as I liked the idea of being able to do everything online and having a fixed fee as opposed to being charged for every single phonecall letter etc.
    Our purchase turned out to be quite a complicated one, with the council being involved and a freehold transfer. Their online updating system is completely pointless, they never actually updated it and in general, nothing seemed to move forward with the sale unless I called them. They rarely replied to e-mails and it was only when I read through all the paperwork that we found out that the vendor didn't actually own the whole property. Half way through the purchase they changed our conveyancer but didn't actually inform us of this so my e-mails were just going into the void. They also changed their trading name from Arc to Action, which is always a bit worrying.
    We ended up having to pay more than the fixed fee due to the extra work involved in our case, though I feel like it was me and the estate agent who did the majority of the work. I genuinely think I could have done a better job myself with a book on how to deal with all the legal forms and bits.
    From putting in the offer up to completion was just under a year, not helped by how slow they were. We still hadn't received the deeds after a few months of completing so I called to chase and was told that they were stuck at the land registry and they would be with us soon. 5 months after completion and still no deeds, we have now been contacted by our lender expressing their concern regarding this and stating that they are instructing their own solicitors to complete the title transfer as they have had no response to enquiries from Action. Thankfully, they will be recovering the costs from them and not us but it is a massive concern for us that things might not have been done properly, especially as we have since spent £20,000 on renovating the property.
    I definitely wouldn't go with an online conveyancer again, I'm not saying they are all bad but Action seem to be the most ironically named of all and they have put us off for life!
  • In short - DON'T USE THEM!
    I paid a £50 deposit back in July and so far have had NOTHING. I have chased and chased. My Building Society have sent documents to them for a transfer of equity, but NO ACTION whatsoever has been taken. The phone extension to my solicitor is constantly busy and he never replies to messages, and now my emails are bouncing back from the solicitor supposed to be dealing with my case (Anthony O'Neil) saying The recipient's e-mail address was not found in the recipient's e-mail system. which is very concerning.
    I am now going to have to find a local solicitor, I have wasted so much time and, most probably, my deposit. AAAARRRGGGHHH!!!!
    Does any-one know how I can get my deposit back and who do I report these people to if I continue to get no response?
    Sorry about the rant, it's just so frustrating! :(
  • Unfortunately I fell into the trap of using these shysters too. Horrendous - we very nearly lost the property we were purchasing - absolutely no progress since July to date - I paid £250 upfront in fees which we have now written off and have instructed a local firm. Honestly for the stress involved in dealing with a firm who don't respond to your e-mails and keep you on hold for over an hour, I wish I'd instructed a local firm sooner. If we hadn't instructed Action we could be in our new property now. No chain and a straightforward transaction and they couldn't even manage that. I only realised there was a problem when I popped into my local authority to chase the local search results which apparently were taking a while to come back and the search hadn't even been submitted...I will be lodging a complaint with the Ombudsman, they should be shut down by the SRA.
