    I recently have experience of two solicitors:

    An call-centre based one, which was a NIGHTMARE with delays, misinformation, call queues etc. Everything dealt with by assistants. Forms back and forth in the post - needing my own witnesses etc.

    A local solicitor who was fast and responsisive, dealt with matters himself, and I could call in to see him with forms witnessed by a secretary there.

    Choose a local one!

    I've used them twice now, the first time I was selling and the buyer pulled out ontheday of exchange. I only lost £8.
    The second tine was as a buyer, everything went smoothly even though they're in Leeds and I'm in south London.
    There were no hidden fees.

    on the other hand really moving helped me find some really decent surveying firms (one`s that tally with word of mouth good reputations locally)
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.

    From personal experience, Action Conveyancing are a bunch of crooks who will take your deposit then do absolutely nothing. After about a month of trying to get through to my case handler I lost my patience and de-instructed them. They have a terrible reputation if you google them and are very likely to lose you your sale/purchase through wasting your time.

    I am currently dealing with a firm that was sourced through easier2move and they are professional, helpful, efficient and respond to emails quickly and I've managed to get through on the phone every time I've rung up. The firm is Gordon Brown Law in Chester Le Street, but easier2move are very good in the first instance. There's an online tracking system so you can see what stage you are at by logging in, all very transparent - really recommended.

    I've just sent a complaint email to the director of QCAS in Leeds who are acting for us. They are shocking, we have no idea what is happening & we are supposed to be moving 27th June & have yet to exchange. I've phoned her & her pa over 30 times this morning & not once has either of them answer the phone or responed to the email from yesterday morning. I just hope the email will get someone to sort it & not make them annoyed & drag their feet even more:(

    As I've said a few times previously, I tend to use local solicitors with a track-record, a willingess to respond quickly by phone and email (easily tested by how/whether they are accessible on the phone and if they email immediately after an oral request for quotes. I've never had problems -

    and when the kids used the same brief more recently, she saved them endless grief by tenaciously pursuing a problematic title problem-

    In contrast, their vendors chose a cheap cowboy conveyancer at the other end of the Country who refused to answer calls or letters for weeks and eventually failed to deliver, had to be replaced (by the vendor) and nearly caused the collapse of the chain.

    Given all the other fixed costs- SDLT, Land Reg, lenders arrangement and valuation fees, not to mentionthe cost of deposit and purchase itself, is it really worth saving a couple of hundred quid- a tiny % of overall costs on the biggest purchase of your life?

    Notwithstanding what everyone above has said-

    When I was using a conveyancer for a house sale, I was willing to cut corners and choose a cheap conveyancer. All I cared about at the end was getting the money (even if the process was a little slower).

    When I was using a conveyancer for a house purchase, I was far less willing to do this, as I wanted someone here who would be very thorough and make sure that every i was dotted, and t crossed.

    I can see the rationale for that. However, when I bought my current flat I used an online conveyancer and they were excellent. That time the company had been reccomended by my IFA and they did a good job. When I lost my rag with Action Conveyancing I asked my IFA for some advice and they recommended easier2move and fair play, they've turned out to be excellent. The firm they appointed may be based in Durham but they have been spot on - prompt reply and through so far.

    I guess my mistake was in assuming all conveyancers were the same - stupid now I look back on it. It should not matter if they are next to your home or purely online, check up the firm thoroughly before committing and try to find a recommended firm.

    I have been using Beaumont solicitors, who I also found via that reallymoving website. I chose them as they were second cheapest and had good reviews.

    I have been hugely impressed by Beaumont. My solicitor there is Adele and she is excellent. Super helpful and responsive. I am now on my third house in the buying process after two others fell through after survey. She's always been great.

    Having said that bear in mind that with a remote solicitor (I am London, and they are in Wakefield) you should expect to do most of your contact by email. That works for me, but if you want a face to face / telephone relationship then pay a little extra and get a local solicitor instead.
