Thank you for all the good advice. I'm slightly put out by the person who assumes that just because I am a letting agent I can't ask for a bit of advice! I'm just a person like you guysAnd yes we did of course double check with a very helpful RLA solicitor.
And the happy ending is that we got a workman round! Except now he needs to order the part, so I may be back soon...
