    I asked my tenant if they minded me giving their phone number to the plumber; then I asked the plumber to phone the tenant and work out a mutually convenient time. Everyone was happy then.

    Third parties arranging times and then expecting both affected parties to fit into those times, doesn't often work out.
    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    Maybe its simply time to be 'extra' firm with her. Ask her for multiples dates in one week to fix it. Arrange a convenient one for both of them and then if she doesnt allow it tell her it ain't getting fixed. I am pretty sure you have fulfilled all of your obligations as it sounds like there have been guys going round already. you cant keep sending men round indefinitely as no doubt you'll be getting call out/time fees!

    I think that will be the approach in future - ask her to give us a range of days which are suitable and then fit someone in around that. Trouble is she thinks that if we ask for a date in advance that we are using delaying tactics! Honestly I don't know how she's ever got through life. She will just have to realise that people are not at her beck and call and sometimes she has to compromise in order to get the outcome she wants.

    I'm afraid I wouldn't be willing to deal with this bint any more. Let her do without. You've proven your willingness to get the work done but her obstructive and unpredictable behaviour has made it impossible. Sod her!

  • What court case? They have been served with a section 21 and they wont give the landlord fair access to make repairs. By the sound of it, they are at a troubled time and will attend any future court with reams of emails about their human rights being breached. This thread wouldn't be read and neither will they.

    It is quite a sad story really and I hope the tenant gets help and maybe someone that needs the property gets to live in it too.
    No debts. No credit cards. No store cards. No mortgage. No CCJs. High credit rating intact. Living frugally. Want to start business soon. Trying to keep head above water; while standing on own feet; staying within the law; and not falling into debt. Looking to raise income, who isn't?

    I think it is because she phones and demands her human rights to have the radiator fixed, and then they try to go round but she sabotages it (not necessarily deliberately). I think the OP is a very genuine person, they have not mocked the tenant, and from the sound of it, they have a small nicely run letting agency.

    Bitter & Twisted calling her a lunatic is not the crime of the century, and if they can laugh at themselves with their screename, them having a laugh at someone not reading doesn't really matter.

    Unless, SOMEONE CHECK the threads for "My human rights have been breached by my landlord giving me radiator hell, they keep trying to invade my home" - if you find one, we shall all run and hide.

    Yeah I agree the OP sounds nice. However I'm a little worried that a letting agency needs to come and ask for advice here. Presumably they are charging the landlord good money to manage his property and for their expertise so it's odd that they do not know that the tenant doesn't have a right (human or otherwise) to the workman's phone number. Not to mention that as members or ARLA or whatever they'd have access to legal helplines or what not.

    Unless the disrepair is causing the property to degrade then I am at a loss as to why not let the matter drop especially if the tenant is due to leave soon.

    Also did this agent check out her references before letting her in???

    Oh and I hope this letting agent knows how to follow up on the section 21.
