    Interesting.
    You'd need to be work out the overall light in the room, I think.
    The 7W might be fairly low if they're the only source - depending on how many bulbs you use, of course.
    Are you having a central or ceiling light? We haven't. So we've used 8x13W (although at the moment we've got ordinary 40W candle bulbs in) plus the various real candles.

    Yes, these centre lights are the issue atm, and the ones we were considering puttng back to candles. They are old lights from dh's villa in italy. We plan to augment with wall lights, which is why stripping electrics might have been viable. (architect as well as having kittens about fire risk also pointed out the ceiling height compared to my height will cause practicality issues when lighting and snuffing)

    So my real candle light would have to be sticks and candlabras and sconces (we have a few old sconces and soon i shall start collecting more)

    good job we are not relying on stuff we are growing to feed ourselves...

    and the JCB guy said 'if this was my land' i would pipe the culverts that are snaking through the long strip of land, and then cover over to make a flat long paddock...He thinks it would double the price of the house/land

    Now this IS a good idea, but as WE dont own a JCB it would cost us alot of money, but it is something i would look into,

    Now i know this is like asking how ling is a piece of string:D but is there a price per metre it works out at? also what type of firm would i ask for a quote for this type of work? engerneering? plant hire?

    IF i get a quote it will have to be in the winter when all the over growth has died back, so they can see the culverts etc...

    right off to have a cuppa:D as i am going up to work for a few hours...

    Are you having builders to work on the house, CTC?
    If so, I'd ask them to quote for the labour on that work.
    Find out the daily/weekly rental for a digger (plant hire - if the builders don't have their own) & the cost of the drainage pipes etc. needed (builder's merchants - builder should be able to work out the length).

    I'm not sure it would double the price but it certainly should help make the place more attractive to prospective buyers if there is a larger flat area available.

    We've had quite a bit of outside drainage & levelling done. It was nearly all done during the winter (so that it didn't harm summer trade) but, be warned, doing it at that time in the year normally means doing it when the culverts are all running (no bad thing) but also that the ground is usually very wet.
    You can easily end up with somewhere which looks like Silverstone's car parks look today :eek: & the occasional sunk in the mud digger :D

    CTC, it may be worth you buying a 2nd hand mini digger and then selling it when you have finished.

    Yes, it could literally pay for itself, but you'd need the right person to advise on buying a second hand machine. ;)

    The question is, do you need to do the drainage work at present? There were things we had to do at the beginning, and other things that could wait.... and are still waiting to do.

    Had a surreal experience this morning, sitting in church (which is pretty unusual in itself!:o) next to one previous owner of this place. She lives near lir, so we weren't expecting to meet her.... No, she's not directly responsible for burying all the stuff, but I still said a prayer for her anyway.:rotfl:

    ive been reading posts but am in a total muddle re replies/comments so if i miss one .....apologies.

    LIR, glad boat came into its own again. im looking out for any candle holder look thingies.. yep, i had some and have either chucked or mislaid in my neat minimilistic house....:o

    CTC.... i would def look into hiring a mini digger [cheaper by the week] when you have a] time b] energy c] a plan to hit all the jobs you could do with it in one go ..:D

    to everyone else i hope you are not suffering too much for the weather. albeit ive had rain it is not on the scale compared to others.:(

    Oh alfie, i am sorry about your week. Having been thinking about your stuff and not sure tbh. Will write soon.

    Ly have downstairs is now in two rooms. Two rooms packed floor to ceiling.

    We found popcorn that supposedly went off before we met, let alone married (that has probably come from my mothers house though). The dogs thought moving their sofas was extraordinarily exciting, and we just sat with them on their stinky sofabeds to watch tv so that they settle tonight.

    So tomorrow wreck-storation phase one begins. I am both excited and scared. I am looking forward to heating and to more ease and less fear about the structure of that end of the house, and getting some proper garden in over winter, but i am going to miss the adventure of camping and the thrill of living how many would not. In a sort of joyous delapidation. Not the wrevk will be complete, or even the rooms we are working on finished, but it should be less draughty, heated and just needing deoration, flooring and fittngs.

    My dad offered to buy us a dishwasher gor the temporary kitchen next week and tbh i felt a bit horrified at the return to normal domesticity that is implied by all this.

    Meanwhile....one of my horsey clients has decided two put her horse in foal, so we will have foaly feet pattering the year next, and i am losing one client (divorce) but probably gaining two in te next month or so. Dh is saying he would like to keep a pot aside to buy a mare for us soon, which we could also pop in foal at the same time as the livery...not sure myself, been there done that a lot, and....sonethingreassuring about buying the horse you se than the flask o sperm with prospects....lol.
