    Hi

Not sure what size bar you've been quoted for and does that include VAT? For a brand new 14'' stihl (other sizes available) would be in the region of £200. HTH

Yeah, you've really got to need or want to do it. In my experience, properties have to be up to a very high standard to be let on the open market, there's a fair old bit of paperwork that would be daunting as a newbie, there's increasing bureaucracy that's easy to get wrong.... If you only have one property, or a small number, you don't benefit from it being a "proper" business with all the advantages of economies of scale. If you pay someone else to manage it, I'm not sure how you make money as their commission is often 15% of the rent plus VAT. And there is always the dread that you'll get the nightmare tenant that you can't get rid of.

It gives us a great deal of freedom but we're certainly not in the category of wealthy landlords - they're hopefully a decent pension in years to come....

I have to be honest & say I wince when I see so many people thinking of becoming landlords who have never had any experience of it at all from the other side of the fence (the tenant/holidaymaker as opposed to the landlord). Particularly so if, as increasingly seems to be the case, it's people who are short of funds & think it's a money-spinner.
You can make a good living if you put in the hours & effort but it certainly isn't a doddle.

ITSME..... hubby took the pic on his phone.... so i am supprised you can even see the fireplace...lol....

will take some better pics when i am up there....

Rozee we are going to try and do alot of the prep work ourselves...Basically hack off the walls, rip out the old bath etc....and get rid of the hardcore/rubble ourselves... it will cost us to dispose of it at the tip, but at least we are not paying a builder or a skip company to take it for us;)..We have vans, a spare folklift ( to lift sandbags of rubble into our vans if needed) and the all important waste carriers license... etc...

So hopefully this will save us some money

ooooo CTC dont chuck your hardcore rubble straight away...it will save you a fortune if you are putting any type of "base" down for something...also if there is a parking bay etc. with a hired mini digger taking soil out [used somewhere else] and infill of hardcore before top coat ???:D

p.s.....whilst your hammer drill wielding hubby is hammering be aware that in some old properties they used iron lintels o'er fireplaces and they RUST and vibration can help em disintegrate... this info is from experience..:rotfl::rotfl:

    Yup.

His avatar is a 'Green Man,' which could be a bit of a give away.;)

Dilemma this morning. DW has an email about Pilates, but it also mentions the start of a mens Pilates class in the village.

    Do I?
    (a) accidentally press delete :o
    (b) leave it there till it falls off the front page (it will if I subscribe to 15 threads here!:D) or
    (c) say, "Luckily, I'm so fit from all this outdoor work, I won't need spend our hard-earned housekeeping money on these Pilates classes, dear. :)

Off to see the architect this afternoon with our final demands list. Yesterday, we tried to figure out how to extend on one floor only, but it didn't go too well.
