    Now i know this might seem a bit ott, but is the house in one or joint names?
    If it is in one name, could you then put it in your oh name? aS IN THEORY:D It has a new owner...... which then might get you another year's free council tax, or isnt it as simple as that? if it is, then you have only got the cost of change the deeds over, which i am sure would be far less than the council tax....
    Not an option I'm afraid. I suspect any savings would be lost on legal fees. I'm no conveyancing whizz kid.

    I Am sure the goglins have grown since saturday..... until they are alot bigger, they are in one of our chicken sheds with the indoor runs..... even though they suposed to be off heat, we are putting the heat lamp on in the nights for them..... they cant half eat:rotfl:

    Havent used that harker stuff yet.. wanted them to settle in first...

    oooo and this is what hubby done tonight:eek:.. this is where we want to put a rayburn/aga, so we wanted to see if the original big fire place was there somewhere...lol...

The red-tape involved is enormous & they probably feel they have enough red-tape from the farming side.

    The weather is unreal here. Aboslutely chucking it down and windy with it. Poor Oh has still gone out with the girls though. It's never been possible to get them asleep together for any length in the house and he usually enjoys his daily walk.

    Not sure what size bar you've been quoted for and does that include VAT? For a brand new 14'' stihl (other sizes available) would be in the region of £200. HTH

    To be fair they may not even be able to afford to do so, Dave.
    I know, if we hadn't decommissioned, we'd have been paying just short of £7,000 CT & that was 7-8 years ago. As it is we still pay more than double a Band H in Mayfair costs :mad:

    Guess what the rates were when we first moved here .......... just under £100pa

    can i ask why you stopped letting for holidays etc ??:p

    DH hit 65 & I hit iffy health. Basically, after more than 20 years without a holiday we were knackered & wanted a rest.

    You can see the original stone work on the left....

    You can tell hubby has had a new toy....( hammer dril thing..lol...)

    Yeah, you've really got to need or want to do it. In my experience, properties have to be up to a very high standard to be let on the open market, there's a fair old bit of paperwork that would be daunting as a newbie, there's increasing bureaucracy that's easy to get wrong.... If you only have one property, or a small number, you don't benefit from it being a "proper" business with all the advantages of economies of scale. If you pay someone else to manage it, I'm not sure how you make money as their commission is often 15% of the rent plus VAT. And there is always the dread that you'll get the nightmare tenant that you can't get rid of.

    It gives us a great deal of freedom but we're certainly not in the category of wealthy landlords - they're hopefully a decent pension in years to come....
