Rozee, your building dilemmas sound much like ours, though we gave up the idea of a letting annex well over a year ago.
Now, looking at the plan we have, it's just occurred to both of us that there's a potential B&B section in there if we want it. We don't, but flexibility is the key, as is not over-developing.
With regard to the last point, there's another ag-tied property near here that's been on the market for ages without success. It has issues, but one is simply that it has become too large for its humble origins. Before reducing the price significantly, the owners applied to the council to have their tie lifted, and the response at parish level was "on yer bike!"
We are keeping that property firmly in mind, as we plan for what's 'sensible.'0 -

As for regrets, very few. Money is so much tighter, but its amazing how much of modern lifestyle is an attempt to escape from pressures of paid work for a brief while.
Whats likely to happen? Well, its happening now. At the macro level, the country has been living beyond its means on o/ds and loans, and we're in the end game of that atm. So many people are seeing a gradual but continuing decline in disposable income coupled with ongoing inflation, all serving to reduce living standards for a large chunk of the population. I cant see that changing in a hurry. We have savings, a lot converted into equities to keep income levels up. And getting a tax free return on the solar was a good move. Pensions kicking in, + savings, will mean we are ok as long as we're sensible with money.

Funnily enough the legislation was changed here to allow discharge TO a water course if various criteria has been met. The new septic stuff is so efficient - or rather should be if you don't use biological soap powder, ect.Funny old day yesterday....
Asked the lady we get softwood logs from if they were still delivering, because we were running low, and by the afternoon her DIL was here with a trailer full. She hadn't been gone 10 minutes, when Pete arrived with a Toyota load of hardwood, so I have a lovely sorting job to do now!
While Pete was here,I showed him the new 'spring' of smelly water in the lower field. Knowing about stuff like this, he pronounced that it was definitely the run off from a septic tank and that I "ought to get it sorted with the owner before haymaking."
So, I employed the Diplomatic Serviceand asked DW to ring the owners of the septic tank to invite them round for a joint viewing/smelling session. They were more forthcoming this time, saying that the pipes were replaced within the last ten years, but still playing it vague about where they went. Apparently, the previous owners here were "going to get it all sorted legally in their deeds." Hmmmmm. The previous owners didn't get quite a few things sorted legally, but in this case I'm very grateful to them!
As itsme said earlier, discharge within 10m of a water source is a no-no now, and only people like Mr Dog who have contractors in the family can get away with it. Any other contractor is going to stick to the regs.
Meanwhile, still on a watery theme, I've just sent a letter to the council, asking them to back my campaign for a proper drain in the road outside here. This is something which the county now agrees is essential on safety grounds, due to standing water I last measured at 17m x 2m, and up to 7cm deep, but it needs funding.....and funding is largely governed by how many people make a noise, or more importantly, who they are!0 -

Must admit I'm outside a lot now, but today half of that was shopping and some of the rest was discussing drains etc.
Our neighbours with the tank had the outlet "hot jetted" a few months ago, so perhaps that explains the sudden change, but they agree we shouldn't be getting pongy water surfacing in the field. I'm relieved that having seen first hand, they are getting someone known to be honest & careful to come and assess the situation......:)

They nest all over the place with several nests in all the outbuildings & sometimes even in the porch outside our back door. I don't think it's warm enough for them just here yet.
Hopefully, it shouldn't be long before they arrive, though. ......... even though they make a right bloomin' mess.0
