    I know the area very well (obviously) and I would agree that dropping the price to just under the £300k mark would make a lot of difference. I have a 4 bed house close to you and it's recently been valued at £325K so I don't think you are far off. It's a lovely road and quite attractive to lots of people.

    As for the question of the astro turf, is it something you could offer to replace should anyone want to make an offer? i don't know how much that would cost, not knowing anything about it, but I suppose it's a thought.

    ha ha cor its a small world I love in the corner of the close near to to the turning point. yes I've seen four beds for around the 325k mark. But its just gone into this weeks local paper for 302,995k so I think we will leave it a week or two and then drop below the 300k mark.

    just an update we have got another viewer booked in for saturday, fingers crossed that this is the one....


    on the astro turf front, the company that fitted it laid it onto a bed of silver sand and just compacted it down, it would literally lift up like carpet, personally i would love it if someone said I hate the turf could you put normal grass back and you can keep it. to lay normal turf down would only cost about 100.00 compared to the expense of the astro turf, so I will now ask the viewers if they have any reservations about it and I would have no problem replacing the turf with real stuff. but as divadee pointed out it really is a godsend to us, yeah its not normal at the moment but a think a few years from now when prices come down i personally think many more families will be installing it, hose pipe bans are more frequent, and gardeners should love it because it needs next to know upkeep but you get the lovely lush green finish. But to answer peoples questions then yes i will certainly suggest to viewers in future that it can be replaced very easily.

    lastly, i just want to say a big thankyou for all the advice given, the wife and I have took a lot on board and its been a very big help.

    I think your just showing yourself off as being annoying, I'm sure when you want some help or advice (your probably a too big a man to ask for help) people will treat you the same way...
