£300K for a small-ish three bedder sounds steep to me.
Also the house looks very "boxy" to me. No real character.
But that's just my personal taste. You can trendy up the interiors all you want, but it's space, bedrooms and location that sets the price for me.
Having said that, 3 weeks is a short time. And the market is very patchy.

I think the way you've modernised it means people will either love it or hate it. One person will look and think - wow, i can move straight in. Another will think i need to rip it all out. That's a good thing because it should make it very desireable for someone. As a family home, it's a little too professional for me, and i don't mean the lack of furniture. I mean things like the fireplace. But then as someone mentioned you can't please everyone. As a house it's fine. I wish you luck. Don't worry three weeks isn't a long time - someone will love it, and i think i'm in the minority with the design thing. Don't keep trying to change it. (Do move the baby picture off the floor though - i noticed that too!!)0

I agree, loose the one on the floor and also consider moving blue vase and flowers to left (as you look at picture) bedside table. My eyes were immediately drawn to the edge of the picture.
Agree with needing a picture of garden.
One other thing (don't know if I'm right or not), the house looks like a show home, it doesn't look like a house that is lived in by a family with 2 children, it looks more like professional couple house. ok thanks once again for the feedback, we will move the one off the floor (I suppose it may make us look like were lazy and we cant be bothered to put it up, but our kiddies ripped it so we need a new one),
the house was dressed for the photos and it is dressed for visitors like that, as I say we have three kids and they cant wreck a room in 5 minutes as i'm sure most of you can relate to, we assumed that people would like to see the house spacious and airy so they can see a smart lifestyle rather than a hectic lifestyle and a house which maybe needs more room.
meanmachine - yeah the house is boxy but i think to us that was the appeal ( i know that sounds strange), in that it the developers had made good use of the space, i think the bedrooms are all a good size , i thought the problem may be downstairs and the kitchen etc.Listen to what people say, but watch what people what people do!!0 -
So a doubling in 5.5 years. According to http://www.housepricecrash.co.uk/graphs-average-house-price.php29/06/2001 £153,000
then the average price has risen from £107K to £172K in that time.
So the sale price would scale to £240K. Let's imagine that improvements have added to its value and it was bought in a slightly below average state. I still struggle to make it worth £300K. Time will tell.Happy chappy0 -

oh see where your coming from, like you say I guess time will tell, obviously the location is on our side with the close front, there are other three beds at a similar price to ours and i appreciate it then comes down to personal taste but the interiors of those others houses are more traditional, maybe that does sell better than the more modern look. But I would have thought at least somebody would have put an offer, just shows you how wrong you can be, but its not as if the feedback recvd from the agent has said, oh its because you have astro turf or the rooms are too small, when i look at houses i look at the sizes i have them in mind when i'm making my decision on whether to view a house, i wont bother if they are too small. maybe people are just nosey and just coming round to have a little look at the freaky astro turf!!Listen to what people say, but watch what people what people do!!0 -

Ask the estate agent (the expert after all) if three weeks is enough time. If other similar houses in your area are taking six average, then don't panic!
I think if you are taking new photos then all the comments about COLOUR are relevant. You don't have to fill the house with pictures and ornaments, as another poster mentioned, fruit is a favourite with professional kitchen photgraphers, especially if it can be one or two colours and tone with the kitchen. Don't try to change the modern character of the house - but just add a little colour with appropriate soft furnishings - can you borrow some cushions and a modern rug for the living room, or buy a bright modern shower curtain etc? I personally like the kiddie pics - but thats just me. Because your house is minimalist and monochromatic it needs something like that for personality IMO. Strangley enough, one fairly clean looking kid playing with something colourful can dress a room too!!!! But probably thats more magazine photos than house brochures so perhaps not

thanks once again, if your going to ruin the thread by offering no help at all, I'd rather you didn't comment at all, as I said I really won't mind. please do post a picture of your house I would love to see how you live, but as the wife just said your probably a 30 something still living with your mum and dad (not theres anything wrong with it) but your've probably had no chance to build up your own identity, and your parents decor is all that you know (again nothing wrong with it.... I'm sure your parents love you.
yes i'm sure you will post again and say that i was the one that posted my house details on the web and asked for opinions, and yes I asked for peoples opinions but yours are particulary helpful, a little more constructive would be nice, please.

once your have finished your contract with eastwood try hunt roche, <if they cover you im not sure>there super duper, i know they cover eastwood<i think>i found eastwood not a very pushy agent.You're not drunk if you can lie on the floor without holding on0
