what do you think of my house, only been on for 3 weeks no offers several views...

    I would suggest taking the photo of the outside "square on" as you can see the roof of the house behing it at the moment, peeking out on the right hand side. This suggests to me that there is a house immediately behind you over-looking your garden and that would be enough for me, personally, to be put off viewing, or at least to put it lower down the pile. As has been said, I would also take the car off the driveway.

    I think that the inside is great though - don't clutter it up with a load of "stuff", it's fine as it is and the quality shines through. (Just pick up the baby picture off the floor in the bedroom. And, once again - shoot the agent :rotfl: )
    Don't see the point anymore in offering advice to people who only want to be agreed with...
  • I've not got much more to add other than your house looks great, try to be relaxed with viewers and even if you know they are wasting your time, still be pleasant as they could tell a friend/relative.. who would be suitable about your house and therefore get a viewer you would not have had who would be serious about buying.

    mine has been for sale for 3 weeks and we have only had 2 viewers despite being in a really nice bit of town, we are asking about £20k less than a similar house sold for last month and still no luck:confused:

    Be patient, it's just a matter of the right person viewing the property. As long as your estate agent is getting plenty of people through the door, and the price is reasonable for the area then it will sell.

    As people have said the photos need some work, this is what attracts people initially to your house in the first place, and this is what they have to remember the house when then go home after the viewing. Your estate agent needs to get back out quickly and when he sends you the new details to approve let somebody else have a look and listen to their opinion. Have a close look at the wording too (including spelling).

    I wouldn't start dropping the price just yet unless you are really desperate to get out.

    We were dead lucky, our house went on the market on Monday and we got a full asking price offer today. It's a couple from NZ who don't seem familiar with the concept of making a low offer initially.

    wow, thanks for all the replies it heartning to hear all the good comments. I will be taking some more photos myself this weekend (i'm praying for at least a sunny saturday) and I'll take some of the garden etc and lose the kitchen and maybe even the bathroom, i agree the kitchen is small compared to others on the market. I suppose we are selling it to families but I think it would suit a young couple like us who maybe paln to have kids or just have two young children. If we hadn't had the third child (that doesnt sound nice but i don't mean it that way) we would definatley have stayed there, the location is perfect in my opinion.

    I suppose the house could look a little too clinical to the outsider, there are lots of pics of our kids around the house.

    When I look through the local paper we are competing with four bed houses and I agree with one of the posters abotu why did the EA put it use to be a four, surely its better to state the positive and that its a big three bedroom house. also price wise, i know it goes alot on the buyers, but tis seems we havent really had a buyer that has appreciated what has been done, rather than that they just want a three bed house that they can perhaps move into and do a few things to.

    to me it has so many plus points I can't understand it but then I can be classed as biased

    Can I ask the obvious question: if it used to have 4 bedrooms, can't you convert it back to 4, rather than move?
    Don't see the point anymore in offering advice to people who only want to be agreed with...

    hi, it would mean the fourth bedroom is really small, plus our bedroom would be small and we wouldnt be able to have the storage we do now ie the three double wardrobes.

    I'm afaid I would see 'astro turf' as a drawback also, in my experience more people actually want real grass in the garden rather than plastic...

    Agree about the kitchen and bathroom appearing small in the pics , I am sure it will look much better when you sort out your own pics.. love the childrens pics on the bedroom wall .....good luck and be patient

    why run a mile when I would prefer if it was several!! only joking...:beer:

    ok I've took on your very constructive opinion, however not that i feel I have to explain myself to you (but i do) but the astro turf was laid by a professional company (you haven't even seen a picture of it!!, trust me it beats the kiddies playing outside on grass in this weather when its muddy etc (it makes the difference that they can actually play out there) and also when your sitting out in your garden and i were lucky to have another summer like last years then no doubt another hose pipe ban will be in force and my garden will look like a garden unlike a desert.


    Please don't feel you have to post any more on this thread, honestly trust me, I'll get over it, you really don't have you, I'm sure there is another thread out there for you to offer opinion on, and it will be welcome.
