what do you think of my house, only been on for 3 weeks no offers several views...

Hi just another thread about another MSE member that just wanted some advice on her apartment, and I was wondering if i could get some feedback on the house we are selling. only been on the market for 3 weeks I appreciate that its a short time, but for some silly reason I thought people would be jumping at buying it, we have had five viewings, three were a waste of time because they were really looking for a four bedroom house, another coupe said that we could get a similar sized house for a lot less money in a slightly less better area, the last couple loved the house but wanted to move to the other side of town to be near family, they said they would have house if only it was up the road 20 minutes.
heres the details to my house, all been recently decorated. (the details mention that it was previously a four bed house but it was already converted when we bought it and the fourth bedroom would be part of the master bedroom)

The problem I can see is that the house is competing against 4 beds for around 307-309k, we were thinking of dropping the price to around 295K thinking this will take us away from the 4 bed house prices and more in keeping with 3 beds.
any suggestions will be greatly taken on board, maybe I'm just too impatient, but we had found a house, was in a bad position and the vendors had taken another offer because they sold even though it was 5 lower than our offer.
we are looking for houses on a 3 year old new build estate so they don't come up too often and when they do were in a bad position.

Well, that house is as much as anyone could want honey!
If there's a problem it's price but you've not been on long so it's probably a bit early to tell.
However, if you're thinking of dropping to £295 already, I'd say just go to £299,950 as it brings in a lot more peoplpe looking up to £300k. At the moment, you're just over the £300k bracket on rightmove etc (iyswim) and you might miss a few people who might be prepared to stretch to £300k for a house with an interior as lovely as that.
Your outside picture is rubbish! Need to move the car, get it in focus and zoom in a little to exclude next doors(?) garage. A different angle might show off the whole garden. Take your own picture and email it to the EA.Everything that is supposed to be in heaven is already here on earth.

thanks for the compliments on the house, we have spent a fair bit on it but then we did plan to say here with two kiddies but then the third arrived its become a little cramped, we could still survive here with three but I think as they grow up we will need more space both up and downstairs.
I agree on the outside picture, I was just hoping a few flowers would pop and then it would look a little nicer, i always remove the black car from the drive for viewings so it looks a little more spacious etc.Listen to what people say, but watch what people what people do!!0 -

I've had a look on Nethouseprices.com and no 90 sold for £278K in Oct 2006. There's a few around the £220K mark. There's only two over £300K: 57 at £360K and 186a at £326.
I've also been onto houseprices.co.uk
Only one sale in your road on there, no 12 at £153K in 2001. Pretty much the same data showing as for nethouseprices.Happy chappy0 -
A little tip - loads of people advertise their property at either £299,950, or £294,950 etc. However, if you go for, eg, £299,951 then you will be at the top of the Rightmove "block" of properties at that price, and hence the first one they come to

hmm I'm afraid I think your looking at the wrong road, the road our house is on is a close has only 14 houses on it. Again I think thats a plus point i've look at the new builds and there all overlooked, parking seems a problem etc etc.
Our house was priced on the assumption that it has many designer features etc ( i appreciate someone may come along and say I'll rip those out) but without sounding too big headed we have looked at a few houses and some of the interiors are so tired and haven't been touched, yes you can get a 4 bed house for 309k but it will need another 10k for kitchens/bathrooms etc, ours has been decorated professionally only last year so it could be that someone could move in and not do anything to the interiors at all,, I;ve installed astro turf in te back garden so they have a green lawn all year round and no mowing or watering....Listen to what people say, but watch what people what people do!!0 -
Yes, I've ID'd your location and there's only one house price for the close. Obviously I've not got any idea what the various houses look like, I'm sure the suitability of the price will become apparent as time goes on and you do or don't receive offers.Happy chappy0
