    You have the right to charge what you like for the deposit, the new tenant doesn't have to take on the property. Fingers crossed, this tenant will be careful of your property and enjoy having it like new and will keep it that way.

    The phone call at 0845 to say the boiler has sprung a leak all over the kitchen and the new work surface that was installed yesterday was not needed :o

    Cue call to British Gas, plumber en route and gas man to fix that and the drippy sink. Thank goodness for Landlord's all inclusive cover. Makes me wonder how long the leak had been going on for and if the dozy former tenant had simply ignored it. She state there was no problem with any of the appliances, but clearly this is not true. why I believed her is beyond even me

    I hope to goodness the boiler is fixable, at 5 years old it needs to be! :eek:

    Fingers crossed, otherwise it will be a very expensive month

    Oh and the bills just keep on getting bigger and bigger.

    The ONLY saving grace is that the HB people made another payment for the last 11 days of tenancy to me so I have a bit more money from her (effectively) to pay for repairs with. Having to take into account 10% wear and tear on items per year means as all of it is 5 years old for carpets etc I have to pay the 50% - I am being completely honest about it all and deducting from her share the depreciation but you can bet your bottom dollar she will complain and kick up a fuss.

    Currently searching for more curtains - £100 a pair is not bad at all, but best to be assured these are the best option so I can defend the deductions!

    :mad: need curtains and nets for house before Sat - cannot take time off work way to busy and mostly meetings I cannot reschedule.

    DH and I spent hours last night scouring catalogs and online stores to see if we can get right size and dimensions. Only option seemed to be £135 per pair :eek:

    Then I had the bright idea of outsourcing - and late DH found Mr T Direct options for £50 each.

    BF :A is currently scouring shops for me and bless her has got a result of £35 per pair from the former Mr TGH*ghes :T:T

    Now for the nets - a little more difficult to find

    Not exactly free but getting MSE :j

    I like the idea of outsourcing! Well done.

    Those are good prices for curtains, can you not get nets at the same outlets? I put up a couple of cheap wooden blinds, a tenner each, at two windows just to give a little privacy.

    I had (not cheap) wooden blinds at all windows, they have either been broken and or so badly stained and disfigured by nicotine and smoke and grease so all have to be chucked.

    Right electrickery companies are officially dense. Changing bank accounts apparently equals cancelling our dd. But also apparently this means the £300 plus quid IN CREDIT on the account cant be paid to us . Cue much biting of Tongue to stop me telling them precisely what I think of them.

    I now have a sore Tongue

    And letting agents are equally as stupid how can 3 people in an office NOT speak to each other? The numpties only went to the house today to try and picture it for aN inventory then emailed me to complain it has tobe cleaned before the tenant moves in. So they got both barrels on email telling them exactly why they are incompetent and useless and that I was not paying for the inventory and they would have to redo it on Saturday as instructed

    I wonder if they have have the brains they were born with? Is it me? Do I expect too much by asking for competence and accuracy?
