So prospective tenants who viewed yesterday want the house - this is good news. However agent has been on phone saying they want the carpet to be replaced in the living room and the upstairs bed room. Now the living room I was expecting as the only time I have managed to get access to the house it was black. Apparently "you will want it to be replaced" - I love people who tell me what to think and do.
So the conversation went
Agent - the lovely people I have found want to know that you will be changing the carpets in the living room and back bedroom
Me - as you know I am checking he current tenant out on Saturday and then I will be able to assess the property and ascertain what works are needed.
Agent - But you will want to change the carpet, it has a stain on it
Me - No, as I said I will check the condition and I will make a decision on Saturday
Agent - it is a yellow stain, you will have it replaced then
me - No, I will check the condition of the property on Saturday and make a decision then. I am not confirming anything now
Agent - So I will tell these people to expect the carpet changed
Me - If you tell then that then you will be paying for it to be replaced. I am not confirming any such thing and I will replay the recording of this conversation to prove it.
Agent - Oh OK then I will let yo know how the credit checks go. They will be disappointed and you will find it better if you use an agent who is nice to everyone when such matters are discussed
Me - I await the credit check results. I will tell you on Saturday what the works are that I will be having done
Agent - Oh and the cupboard under the boiler is blown and needs replacing, so I will tell then you will do that
Me - No. You will not. I will speak with you on Saturday and if you make any promises which I do not agree with you will be paying for the works or for finding me another tenant
Both carpets are less than 4 years old so really a professional clean should be acceptable and if it is not then I have to get them replaced but current tenant will be paying for this! Now as for the cupboard that is a whole different ball game.

A really pushy agent, well done for standing your ground, sounds like they're used to people caving into pressure.

Fortunately for me, although not for those who deal with me when they are trying to push me around, I can be as stubborn as your Captain when it comes to going past underpants.
Agent will be told to get stuffed if he tries that again with me. As far as I am concerned I am paying him to find a tenant not spend my money so he needs to crack on and JFDI

Spent the evening last night with IFA mulling the (lack) of performance of my measly pension and writing a list for DH to do re his pensions and wills. This list has not changed since September when he was given it to do - guess I will be writing the letters and getting him to sign it to et the jobs done! All very grown up. And it resulted in a plan - which will be enacted after I have done some digging on pensions here.
Unfortunately it seems to have the knock on effect of causing a sleepless night - perhaps all that talk of getting old and dying and not having any money
As a consequence I have felt as if I am trying to wade through syrup all day - to the point where I am considering caffeine to assist me. I know this course of action will result in a mammoth headache at approximately 1401 this afternoon if I have a coffee now but I keep looking at my desk and thinking "oh I could just put my head down and have a small kip"
Today was a great start when 2 members of staff decided to be poorly, toothache and the sniffles. I am considering Vitamin supplements as compulsory for all staff, then there will be no excuses - I just hope I do not come down with the sniffles :eek:
So tonight I have the delights of reconciling the bank accounts and then my tenant's account, ending the paperwork for her and getting all the necessary bits so when she stars to complain about the deductions for NOT fair wear and tear I have the evidence. Have been given a lovely calculation to work out the fair wear and tear deductions, and based on cost of replacement goods the expected cost the tenant needs to be giving me.
I have just realised I can't finish it as there is a payment due from the Housing Benefit people and until I get this I cannot tell her the amount of money she is getting back :mad: so I am trying to extract that information from them - which is like getting blood from a stone.
I also must speak to accountant re my tax return date ....
Nothing spectacular to report since the snaffling of monies from bank gifts to funds just trying to put a very heavy foot in front of the other and keep my eye lids open.Start info Dec11 :eek:

Tenant found for house, great lets hope the credit checks come back OK.
So, despite my WRITING to the agent - and them acknowledging the letter with a response - in which I detailed that the required documentation for the property is in the house and I would provide this on Saturday when I check the current tenant out I had the following call:
Agent: Hello it's (name changed to protect the brain dead) Numpty Agent, about the documents
Me: Yes, what about them
Agent: can you send them over
Me: No, as I said in the letter these are in the house and I will get them to you on Saturday when I am at the house
Agent: Oh but I need them
Me: and you will have them, but not until Saturday
Agent: Oh you should have sent them to us
Me: you have not asked for them until now and I did write and tell you lat week that I would provide them THIS saturday 11th MArch.
Agent: Oh, yes erm OK. I'll make notes on the system
Me: Do you have the letter?
Agent:Yes
Me: is that all?
Agent: erm erm arm oh erm yes
Me: Thank you good bye.
Missed the gym last night as I was so caught up with the reconciling accounts and trying to sort out the monies owed versus monies paid and costs for replacements I forget to leave in time.
And I am having a fight with an eBay seller. Dress arrived with the hem all unsewn - clearly has been caught and pulled at some point, emailed them to state problem and want to send it back now for full refund as per their T&C, they are now saying I need to send a picture and they will consider it.
Not a chance, it is going back today Special Delivery and if they do not refund ASAP as in by Monday I will dispute the transaction via PayPal and on the credit card, and leave negative feedback for them.
Honestly their own T&C state 14 day no quibble refund yet this is not the case. :mad:Start info Dec11 :eek:

I thought they all worked in the company that I left. Obviously, once I had gone they needed somewhere else to roost and found you...
One of my work fantasies was to hand out cards to the folk that asked the stupid questions and say something along the lines of 'I'm sorry I didn't realise it was National Numpty Day, please accept this belated card' The thought kept me going through many a circular conversation!

I thought about wiring DH to the mains - but then could be classified as spouse slaughter so decided had best not do that. It will be interesting to see how he copes with his parents being over here next week.
So story of the day:
My wedding present was a Siamese Fighter, called Fsh who used to live in the tank at home. He is quite a character, he will dance for food and will take food from your fingers (some times your fingers too) and likes being stroked
This state of affairs lasted until one morning I turned on the lights to see Fsh with a guppy's tail in his mouth pulling said guppy backwards across the tank.
Fsh literally turned to me, spat the guppy's tail out and did his dance for food. Guppy was OK (ish) but it means Fsh was excommunicated to his own tank with 2 Golden Apple snails to work. He sits on my desk and dances at me during the day.
However, Fsh clearly does not like sharing as I came in to find him lying on his back with a VERY fat belly and an empty snail shell at the bottom of the tank. Bearing in mind said snail was (including it's shell) as big as Fsh. He did not get fed for a few days after that!
SO Fsh is a loner and dances just for me now - he is puffing his gills as I type :rofl:Start info Dec11 :eek:
