    I thought about wiring DH to the mains - but then could be classified as spouse slaughter so decided had best not do that. It will be interesting to see how he copes with his parents being over here next week.

    You might need him, keep him on, certainly until after the in-laws visit :cheesy:

    Your fish sounds amazing, apart from eating his cohabitants that is....you could always feed your DH to him later...

    Oh the trials of being a puppy hound owned by me.
    I am a jack Russell owned by missrlr and because a frog (or 6) jumped in the pond so did I and I panicked and Mum rescued me but I nearly drowned it was scary
    I understand the acronym OMG my life I dd not think t.here was such ignorance and filth in the world. Mould in every corner even the underlay was rancid

    I am looking at about £2000 bill and she gets to move into a nice new flat and screw someone else ( us taxpayers) out of money

    Seriously, so as I am a nice landlady and because I want tenants for the longterm I am replacing TWO 4 year old carpets and redecorating completely a house that was decorated top to bottom 4 years ago and at my and my husband considerable on going cost.
    Will I get a moments thanks or appreciation are you kidding me I will get some scum bag tenant who drinks and chucks up and can't Hoover or sweep up just like the last two !!!!!!

    I ask you 9 an hours and we have the front of the house and half the back garden done I have to CONTRACT cleaners to de smell the property and I have washed one set of curtains 3 times to de stink them with lots of proprietary de stinker let's not guess who successful ....

    I really want a nice tenant, you know know one who doesn't leave a mop moulding behind a shed ot a soggy potato under the washing machine ....

    Finally the garden is back under control and the detritus of a mucky tenant has been discovered and taken to the tip. Scary discovery today was there has been a leak under the sink for a while and the underside of the worktop is black with mould . So more to add to the expense list as it has to come out and be replaced and all the cupboards will have to be taken apart and replaced too.

    Ths is a serious set back to us, have to wait and see what damage is done to our plans with this bill.

    Really sorry to hear about the state of the house. Can you not ask for there to be no tenants on benefits? Ie would this ensure you got a better sort of tenant?

    And I am guessing that your now ex tenant has forfeited all of her deposit if you have to replace the carpets and the cupboards in the kitchen? But I would also want to know what your former agent was doing too. Our agent goes round the house every 3 months without fail, so the tenants know they have to keep it looking good. It also means that things get spotted, like the shower cubicle leaking, so it avoided a bigger bill than it will be.

    Can you claim from them for not doing their job?

    Is any of it claimable on your insurance?

    I manage this myself, and the reason the tenant was given her marching orders was that 5 times she cancelled visits to the house for inspection checks, always with a reasonable sounding excuse (i.e. she was in hospital following an accident / follow up visit as something else had gone wrong which yes I did call the hospital to check this was the case). I think the leak has been going on for about 6 weeks - probably wouldn't have been spotted by any inspection as it was only when I went to push the washing machine back in as it had walked" across the floor a bit I realized it would not go back as the worktop had "blown" due to the damp. The O ring of the washing machine has been pinched - she has clearly had the machine out to look at something but caused the problem.

    I have had all sorts of tenants and they are basically scumbags who destroy other people's belongings without a care in the world. This one was fine for 18 months then lost the plot and her senses, moved her "uncle" smoking person in and ruined the house.

    The only good thing is that I insist on rent in advance even if they are HB recipients so I have not only her deposit but also a chunk of rent on account.

    So far the bills are £640 for carpets, £300 for curtains, £110 for a new pond pump, £140 for garden clearance, on top of this will be redecoration to the living room and hallway, replacing the worktops (£114 as it is a 4.5m run and worktop is made in 3m lengths so has to be 2 lengths PLUS labour) and a full house clean at £350 approx is pounds, plus repairs to the loo, windows, front door lock and post box.

    She might just about have enough money from the funds I am holding for her otherwise I am going to be going to court for her and her guarantor to get the money back!

    The new tenant wants in next Saturday so she as just been told it is 3 months rent - 2 as deposit PLUS month in advance, and she said fine. I explained how much I am spending on the property and what this means she is getting (basically a brand new house!) and that if she does not permit inspections every 3 months, within a week of the arranged date if she has to cancel she will not be given a second chance.

    I feel very jaded about it all and do feel guilty that I could be putting some people off by insisting on such a high deposit, but I do not know people and I certainly do not trust people any more. Therefore I have to take action to prevent significant loss to me.

    There are plenty of nice tenants (I was one) but clearly not for this house! I will consider the insurance option if the tenant doesn't cough up but I think she is not going to be seeing any of her money back from me!
