    Hello everyone!

    Sorry to have been MIA for so long! I've just caught up on all your news.

    We had a lovely trip to Aus, good to see the in laws etc over there. Weather was extremely hot, nice to come back to cooler NZ, even if it is a bit too cool at the moment for summer. We had a really nice Christmas Day, always interesting to see how different people do it.

    SO nice to get home to the cats tho, the cat feeding lady managed to feed them 2kg of biscuits in 8 days, and most of a big bag of treats - they are all on diet rations now.

    Since we've been back I've done a massive deep clean of the kitchen and a big tidy up. I'm now on a DVD purge - sending them into the loft as we never watch them. DH has resisted a bit but once he saw how much better one shelf looked once it was just books and not DVDs and clutter he was on board.

    Continuing the theme of everything electrical breaking in 2016, the Dyson finally died just before Christmas. I sold it on trademe (nz verson of ebay) as good for parts only and I got $31.60 for it so I was pleased - better than chucking it out. Replaced it with a display model of a much cheaper but pet hair special vacuum for $199 (after a $100 discount for taking the display model).

    Back to work today and I'm already exhausted, and I've only done 2/3 of the day so far. It will take some time to get back into it I'm sure.

    Took my bike over to my cousin's yesterday (different cousin, slightly closer, pretty grim roads) and the thing needs a service. I'm hoping to do my epic ride in 3 weeks and it's creaking and clanking all over the place. Timing or what?!

  • Hope it all went well today FUDDLE, I'll bet they were pleased to see you back weren't they?

    Just back from walking Cookie and it's pretty wet out there we both got fairly soggy but it's not cold if you have a thermal vest and a windproof waterproof jacket, mind you get wet legs! She just gets curlier the wetter she gets!!!

    Finished the ironing this morning, been through the house with the duster and vacuum cleaner and popped to the Co Op for eggs, yoghurt and oatcakes. Cooked up some more chicken thighs for lunches and mended a jumper which had sprung a seam so nothing much to do this afternoon, I think I'll read my book when it's time for tea and enjoy the fire!!!     Well having read a weeks posts in a vain attempt to catch up again , the head is fuddled .

    First I am sending love and strength to Lainey and her loved ones . Candle will be lit each day and I am hoping for the gentlest passing when the time comes and eventually some peace in your hearts xx

    Glad the Candlelights are on the mend and hopefully soon better x

    Fuds I hope all has gone well at the shop today . The thing is once the first day has been dealt with it will be easier . x

    Well the never ending bug is now judged to be Seasonal Flu - aka Winter Flu . Explains the feeling awful for so long . I did manage to avoid the Norovirus but dd had both and has been very poorly . All appointments were cancelled and the steroid for her shoulder injection due on 30th Dec is still here - fingers are crossed she will be up to it by the end of the week .

    Will be back later to catch up - bear of very little brain at the moment :rotfl::rotfl::rotfl:

    Hoglet, rubbish timing for your bike but for a trip like you are planning it's probably helped you prepare for it better. The more that needs attention now is the less that can go to pot on the journey. Is that theory helping at all? :D

    I did get to the shop and I am pleased I went. The staff knew anyway and were soon to give me the great northern sarcasm and I gave as good as I got and the customers who asked I just said I had had a rest after having P again. You're right. Tomorrow will be easier. I'm doing 2 days till 1pm a week and won't be deviating or helping out around that. I need to look after myself and that means little and often of things I like doing. I am lucky that I get a choice huh?

    The buyer for my mam's house has pulled out. He couldn't get the funds together. I had a feeling. The problem now is my sister and I are pulling in different directions. I would like it to go to auction for a quick sale and she wants to keep it on the open market to try to get as much as possible for it. I just need to move on. We have a viewing on Saturday and if nothing comes of that I am worried we will have to have frank conversations and those of you that know our history... well it doesn't bode well. If we can avoid that discussion there is a chance we can be friends for life because we won't ever have to clash again but if we lock horns over this I do think there will be little in terms of a relationship going forward. Do I back down and just let her have her way? I don't know how I'm going to play it.

    My mother in law has taken 6 weeks to get over her cold. I say cold. It wasn't bless her. She still functioned but looked and obviously felt awful.

    And lastly I helped a little lady up to the doctors today. She came into the shop all confused looking for the GP. I offered her a seat, cup of tea and called the GP to see if she had an appointment. She did so I helped her up arm in arm. She could hardly breathe her chest was so bad but lit up a cigarette. Her reasoning was it makes her cough so can clear her chest. Who was I to say otherwise eh?

    I would say how you both play it re selling the house depends on how long the house has been on the market for v. how that compares to that standard/type of house in that area. If it's not been on for no "longer than would be expected" bearing those facts in mind = it goes back onto the market in the normal way. If it's been on for WAY longer than "to be expected for that standard/that location/etc" - then maybe it goes to auction if you both agree.

    Depends what the facts are....

    Fuds glad things went well at work today , that first day back is always the hardest . I bet that lady was glad you were there to look after her .
    I think I remember you mentioning when you were house hunting that the market was pretty slow . It could make sense to go the auction route rather than have the house stuck on an agents books for an unknown length of time . The year ahead is looking poor financially so maybe better to take a lower amount now than hang on in the hope of more some time in the future . Landlords I know tend to buy at this time of year to meet the ever increasing demand for rentals .
    I hope you can discuss it together in a sisterly fashion . It would be a shame to fall out now but both of you are entitled to your opinions so I hope it can be sorted .

    Fuds why not both go into the EA and discuss it with them? Then you are both getting their professional advice and can make an informed decision - hopefully without falling out ;)

    Thank you for the feedback. Yeah we have my cousins wife who said she would look after us. The truth is she cannot be involved in the sale so that fell on it's bottom. The EA would prefer the house to stay on the open market but I expect it is because they get more in fees that way.

    Mam's house has been neglected for a considerable amount of time. The house doesn't have a market comparison as in my mind the comparisons are in the auction where the investors are. Mam's house has a lot of issues that are very costly.

    The market is extremely slow. A house in a better condition than mam's in the same street has been on the market since February last year and has been reduced.

    In my mind it just needs to go but I'm not motivated by money. I'm more about ease of life. My sister is motivated by gaining financially and has a husband who is a little controlling and very motivated by money. I can't fall out with her but I can't have the house hanging over me either. I'm actually at the end of my tether with it all because I cannot make a decision for myself about something that effects me greatly.

    Fuddle, you are a sweetheart. That little lady will be eternally grateful to you.
    I can just imagine the banter you had with your fellow volunteers. It does make for a pleasant working atmosphere, doesn't it?

    Regarding your mam's house - I think that Floss's idea of you both talking it through with the EA and getting an objective view, is really good.

    Perhaps you could agree on a certain length of time to keep the house on the open market and if the house has not sold by a particular date then go down the auction route.
    I don't know about your EA but round here there seems to be a clause in some of the agreements you have to sign, that the EA is entitled to have the house on their books for 3 months. If you sell it privately in that time, the EA is still entitled to their commission.

    It might be a good idea to look into that.

    I don't think it's a particularly good idea to keep a house hanging on for ages. As you know, I'm half looking for a bungalow and when one particular house keeps appearing you can't help wondering what is wrong with it that nobody wants it.
    Also, when a house has been on the market for ages buyers reckon that the owners will be so desperate to sell that they will accept a silly offer.
    That's how I got this house!
