    My friends are hoping to move in next door by the end of March. The FTB at the bottom of the chain qualifies for the stamp duty holiday and is keen to complete in time.

    I have been looking out my searches and surveys. A lot of the searches apply to the area (flood, environmental etc) so my friends can save money by not paying for those and reading mine instead. In amongst my other house purchase paperwork is a selection of old documents that my solicitor gave me after the purchase was complete, including some old conveyancing documents.

    The wording is lovely. I discover that by buying the house I have acquired "full right and liberty...at all times hereafter and for all purposes of access to or egress from [my house] to go pass and repass with or without motor cars and other vehicles along over and upon the road abutting [my land]". :) I've also finally realised why stamp duty is called stamp duty. The conveyancing documents have been stamped with big red embossed things indicating how much stamp duty has been paid, and the date.

    It's striking, though, how much it's gone up. It was built in 1967. The first couple to buy it paid 0.5% stamp duty. When they sold it in 1978, the purchasers paid 1%. I haven't got information about any of the subsequent purchases until mine, but in 2011 I paid 3%.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    And if you were to sell for more than 500k it would be a minimum of 20K!!! (4%)

    I don't think it'll be worth £500k any time soon. I didn't pay anywhere near that, and prices round here have been falling gently or staying static. But then I'm not intending to sell for the foreseeable future.

    I'm a settled sort of person - I don't like moving to new places just for a change, but only if there's some good reason for it. I love my house. I like my town. I have a job I enjoy in a good school - I'd be unlikely to find another job I'd prefer to the one I've got, and if (when the kids are older) I want to go full-time or take on extra responsibilities, there will be opportunities to do that within the school where I already work. If I end up getting married again, that might change things, but otherwise I could well be in this house until I'm too old to live independently any more - which should be a long long way off because I'm only 42 now.

    If I sell in, say, 40 years' time, who knows what HP will be like? Who knows what the stamp duty rules will be like?

    Talking of living in a house for a long time, does anyone know the details of the CGT exemption for a primary residence? If you live somewhere for several years, move out and let it for a year, and then move back in for several more years, are you still fully exempt? Thanks.

    We did something like this once, this is possibly the most relevant page of info.

    If you rent out, you have to notify HMRC of the rental income and maybe get an accountant to fill in the tax return if you don't already have one, as it's a paperwork nightmare. Your letting agent doesn't sort that out for you AFAIK.

    You'll still get the full relief if you couldn’t live in your home because you were employed and either:
    • you carried on all of your work or duties outside the UK

    Even though we expected our stamp duty it was neverthe less gutting. It was a huge amount compared to income that we needed with our deposit to buy the wreck. Not least considering it is a wreck, albeit an expensive one.

    Impossibly cold today so went out....where its warmer, lol. Had an amazing charity shop haul of books and glass. I seem to have entered a phase of purchases glasses. We got the most beautiful jug and six glasses, ideal for summer cocktails. Absolutely stunning.
