  • I'd go with Thorpe St Andrew.

    It's got good schools, a good mix of old & new houses, good pubs & restaurants especially around the Yarmouth Road area & quite frequent bus routes during the day. All within the 3 miles distance from Norwich city centre or minutes drive away from lovely countryside & the Broads.

    The only problem being it's outside the OP's present budget, unless he/she would consider a semi or 3 bedrooms.

    Thorpe St Andrew has gone onto the shortlist!

    Sensible, thanks for the positives about TSA, do you live and around this area?

    mufi, you make a good point about prices but hopefully we will be able to get something, IF it becomes THE area for our family!

    I don't live near Norwich but my family have a little place in Stalham that I spend a couple of weeks at each year. I'd agree with whoever said Wroxham; very enjoyable place, plenty to do, a couple of good pubs and a train line. Not *too* sure what it's like "out of season", though.

    NORWICH SHORTLIST;

    1. Thorpe St Andrew

    Dereham is a lovely area, while out of your search radius there are very regular buses to and from the area, and being further out, cheaper too.

    Our greatest weakness lies in giving up; always try just one more time

    Redford, could you confirm your budget/spec is still valid please (ie £180 - 200k for 4 bed detached), and is that the asking or selling price you can go to, ie can you look at properties up to around £240k hoping for a deal?

    If the maximum you can actually spend is under 200k, it simply won't stretch to your requirements in the better areas unless you happen across an altruistic vendor:A. And that is unlikely to happen...

    (not Cottessey or Thorpe Marriott areas,

    Actually, parts of Old Costessey are ok. Avoid Queens Hills like the plague - all manner of appalling problems reported in the press, google for the full horror...

    I hate, thanks for the suggestions, will look at your first two, as we have had a look at T Marriott and were not that keen!!

    Messy my family actually lives in Dereham and OH lives in Necton! Dereham is decent size and is ok, but just a little bit further out from Norwich than ideal, plus prob too close to parents for comfort lol!!

    mufi, we would be looking at houses with an asking price upto £210,000k, looking to get a deal!!

    Thanks all for suggestions and advice!!!
