    Eaton/Cringleford, IMHO, however, you'll pay for the privilege.

    Slightly lower priced: parts of Thorpe St Andrew, parts of Old Catton, Trowse.

    Actually the search will be around 10 miles out if that brings in any other towns or villages?

    Unless my old memory is failing, I think I gave you my list a while ago on another similar thread; in addition my needs are different to yours as, reading between the lines, you are quite a bit younger than I.

    If I could choose an ideal location, Wroxham/Hoveton comes pretty close, but that's because it suits my criteria; a list of your requirements (eg public transport needed or not, decent shops and facilities, middle of nowhere etc) would be useful.

    I believe you would have helped me before. We had been looking at Wymondham but unfor we cant get the type of property we would like within our price bracket (4 bed detached- £180,000 - £200,000)In an ideal world the area would have;

    Good value for money property
    Good links in and out of Norwich centre
    Decent schools - primary and secondary
    Amenities local - although if the city is close enough not essential

    ok, thanks. A Rightmove search within 10 miles of Norwich in your price bracket, detached, gives me 57 houses, many in areas I don't think would be suitable.

    I imagine you've done the same search - perhaps a link or two to anything you're interested in? For what it's worth, a few are in Long Stratton, and I wouldn't particularly relish living there. The new development in Old Catton doesn't look bad from the main road, but I've never delved into its depths. If you were interested in that development, I'd be happy to have a little look for you when I plod off to Morrisons on Tuesday...

    PS I've just noticed there's a property for sale in Worstead - quite a nice little place.

    Old Catton is ok - I used to live there - avoid the new development areas as they are crammed with housing association - the gardens are cluttered with bits of broken cars etc - I used to walk my dog through the new estates. Go for the established areas - there are quite a few 1980s estates that are ok (along Lodge Lane etc where the primary school and a supermarket is) - I always felt safe there.

    Or you could probably just about get a 4 bed in Thorpe.

    Parts are very nice, parts are now overshadowed by large business parks and major roads. Beware the proposed Northern Distributor Road (NDR), which looks as though it's going ahead (keep a beady eye on this anyway, on the northern, eastern and western side of the City - the route has been firmed up), along with something called the Postwick Hub and a development called Brook Farm - info on all of these available courtesy of good old Google.

    Not cheap, though. Have you singled out a particular house?

    Although we ruled out new builds, brook farm is something we will keep an interest in, thanks for the heads up their!!

    To be honest, we are still trying to nail down 2 or 3 areas (not Cottessey or Thorpe Marriott areas, looked at both, not for us!) and then we will look at houses within those areas!! It's such an important move as this will be where our kids grow up, so need a balance of schools, aminities whilst being close to Norwich city centre!! (not easy!!)
