I contacted The Halifax/Bank of scotland about 2 mortgages I closed in 2003. I was informed that the mortgage paperwork clearly stated the fee of £150 and that the Bank of Scotland will not be paying any refunds to any customers. Unfortunately I don't have my original paperwork to check this.

Brian, everyone else seems to have had great luck with Halifax besides me and your self, I have asked them to send me the paperwork that states I signed for these charges, I suggest you do the same

Mortgage taken out in March 2003. I am not sure which fee applies. Either:

    1. Redemption and Sealing of Deeds £85
    2. Non panel redemption of Deeds £150

When I remortgaged they charged £295. I compalined at the time and got it from £295 to £225. I have written to ask for the difference (£75) from £225 to the original £150. They have written back to say they are looking into it.

Which fee do you think applies. Is it the £150 or the £85? Can I get more money back from them?

    Thanks
  • Hi

I redeemed a mortgage with them in Feb 06 (which I had taken out in Dec 86) and was charged £175 Exit Fee. Just got a cheque for £100 today after I wrote to them requesting a non-specific refund. Do you think this is a fair settlement or should I hold out for more?

I don't know where you are getting that £85 from. The 2003 figure must have been £150 and not £85: we paid £150 in 2000 when we remortgaged away from A&L (and we are currently reclaiming that back to the £110 it was in 1997 when we took out the mortgage).
  • Rang the Halifax last week,- immediately advised I was entitled to a refund of £110 on a mortgage we switched to a new lender in 2005, I also then asked about a previous one too, which was redeemed when we moved house in 1998 - and was advised that was a further £40! Total cheques received today £150, not bad for a 5 mins work. Didn't even have to put pen to paper to complain! Cool!

Yes, Sam that's a good idea.

I wonder if Brian and Sam actually spoke to someone from the designated team at the Halifax (HBOS) set up to deal with this issue.

Contact them again on the dedicated Halifax telephone no: 08451 203033 , it sounds as if you may have spoken to someone unaware of the F.S.A. ruling.

If this fails write to them and keep a copy of your letter.

    Good Luck
  • Hi All

Phoned A&L 2 weeks ago. Explained I wanted to claim back exit fees. Put it down as a complaint. Hey presto cheque came through.
    Fees signed for £145.
    Fees charged £290.
    Cheque for £145

Dont sit there thinkin about it, get on with it !

It's on the 2003 Mortgage statement.....

I very recently paid off my mortgage with Natwest and knew I had been charged a £225 'sealing fee'.

I rang 0845 3020190 (Natwest Mortgages Direct) and spoke to a very nice lady. She confirmed that when I originally started the mortgage in 2004 redemption fees were £100. She also confirmed that I was due a refund and this would be transfered into an account of my choice within 10 working days. After only 2 days it was refunded to me, no quibles.

It was also confirmed that they had receiving alot of calls after the recently publicity around claiming sealing fees back.

If you don't ask, you don't get!

I've had 2 mortgages with the Woolwich, one closed in 2002 and the other closed in 2004. I couldn't put my hands on the final statements, but had the account numbers, so I called the phone number in Martin's article.

This couldn't have been easier... the conversation went something like "This is the Woolwich MEAF helpline, we said we'd charge you £x, we charged you £y, please give us your current account details (account no, sort code) so we can transfer the difference plus interest which comes to £z".

In truth, the process was so smooth I'm not even sure I needed the account numbers. The address of the property would probably have been enough.

PS Martin, I really think you ought to set up a MSE Towers thank-you account. I'd happily shout you and the team a beer!
