All, just to add, Gumtree have changed their Reply to ad form, and they have now removed the box to provide your mobile number, and they have added new warning texts on this reply page stating:
• Don't use money transfer services like Western Union, Moneygram or Ukash
Also, on your first Gumtree email (from the Seller) it states (my bold):
Replying to this email sends your reply via Gumtree mail for your safety and privacy. Be wary of users who encourage you away from using Gumtree mail. Forward this email to if you suspect this message to be spam, fraud or inappropriate.

I still believe Gumtree can do more, and I have suggested to them that on their “Reply to ad" form they make prominent “Be wary of users who encourage you away from using Gumtree mail” or similar text (e.g if applicable to the ad: "Warning! This private seller has not provided a contact number! You are at risk of fraud if you reveal your mobile number to receive texts and so communicate outside of Gumtree Email". This is as scammers typically:

a) refuse to advertise THEIR own contact number on their private "advert".
b) specifically ask you to message them, or contact them, by you sending them YOUR mobile.
c) do not like TALKING to the buyer.

Private classified ads are high risk. In the good old days of ads printed on "paper" (in Exchange&Mart, or Loot), scammers could be spotted as you had to actually chat to them and meet with them! Now this business model has gone online, the risks associated with “private ads” has got lost by a new generation of buyers.

• Theresa Greg Renting a "flat" in Glasgow.

Here is our communication so far...

"Theresa"

I asked for a copy of "YOUR" passport, bank details and Legal advice.

Can you clarify that you would like potential Tenants to send £940.00 by Western Union to a Friend then send a proof of this Money transfer for yourself. Without knowing your identity/nationality and you are trying to claim that you will not use this "proof" to withdraw funds until you travel from "Bath" to Glasgow to view the property?

Would you like me to take a photograph of BOTH sides of MY credit card and send this as proof to yourself?

Can you confirm your full address in Bath and describe some well known landmarks?

Lots of love

Scott

Hello,

Thanks for the swift reply. I would have asked you to provide your bank statement or payslip but the idea of making a confirmation of your financial ability to rent my flat is not only my idea and i wouldn't want to violate my lawyer lay down procedure.

More so, the tenant that left my flat previously pass through the same process and there wasn't any problem. You're not required to transfer 1 month rent and security deposit to me directly, you're required to transfer the deposit to your friend in the UK through the western union money transfer and get back to me with the transfer receipt so that my lawyer can verify if truly the transfer was made and also, i promise to return the cost of the transfer without any deduction.

Kindly let me know your opinion as soon as possible because there're so many people looking for good flats most expectially this period.

Regards..

Theresa

Hello,

Thanks for your interest in my flat I'm sorry I've been so busy with work ..However, there won't be any problem inviting you for the viewing, i currently work and live in Bath so I will need to take a day off from work in order to come down and arrange the viewing with you. It is unfortunate that my past bitter experience of inviting people to come and view my flat without any form of confirmation of their financial ability and not keeping up to time as at when scheduled, has brought about great loss to me, is either they cannot afford the rent or the security deposit required but want me to come up with the aim of renegotiating.

I have consulted my solicitor and we have resolved that any potential tenants should be able to prove in the following way in order to determine who is financially buoyant and that he or she can stick to appointment when scheduled and able to pay his/her rent as at when due. In this case, a bank-statement or guarantee from your organization wont be accepted as we have had wayward tenants tendering fake documents.

PROCEDURE:

1) Transfer the amount £940 (1 month rent and security deposit) to any of your family members or your close friend via western union outlet/shop close to you.

Your Name (as Sender) to any of your family members or your close friend (as Receiver) in UK.

2) Scan & Send a copy of the western union transaction receipt as a proof of the transaction or mail me the transaction details should in case you don't have access to a scanner (The money is safe since you're the only one that can withdraw/cancel since you only need an ID card or International passport)

3) Then, we will meet for viewing

4) If you decided to take the apartment, we'll both go to any local western union outlet close to the flat for you to pick up the money and pay me. (You don't need to come with cash for viewing but we can both go after viewing to cancel the transfer and withdraw the money to pay me).

I look forward to hearing from you.

Regards,

Theresa
