Ok shopping for this week done - grand total of £24.53!! :T Ok - it is an unusual week as for two days OH is away so only food for me - plus we have some stew in the freezer from last week for one night. Plus there will be odd bits to buy like milk through the week. But still am pleased. If I can have one week like that each month it will be a big help!0

Right - have cleared my list apart from the rather key one of work! Making some dinner now then will do some work this evening. May not get 4 hours in but will certainly do some - and will make up for it tomorrow. Deadline is Wednesday!0

Sadly no - watched a film over dinner then OH got home and after a bit of catching up I was too tired to start...
Oops. Still cleared a lot of other stuff and today am going to tackle things a bit differently and use the Pomodoro method. Am breaking the day into "pomodoros" - will start with 10 of 40+5 mins each and see if I manage that. Will do every other one on my report, slotting other stuff in between. That way I should make some progress.
So after sorting the dogs out this morning my pomodoros will be:

It's a pain isn't it? OH normally cycles to work as we have an off road cycle path most of the way but on this occasion was just popping in on a Sunday to pick up some heavy files. Ho hum. Can't be helped now.0 -
Want to run something by you all and pick your collective, experienced MSE brains.
Have been checking out our options over renting the house out. Mortgage company happy with short term let (up to 12 months) on a "Consent to Let" mortgage - no change in interest rates but a one off £75 charge. Our Estate Agent reckons we could get £1250 monthly rent for the house and would charge us £290 +11% to manage the let. Given we are now 300 miles away and have no experience of managing lets I think I would be happier with this. So we could clear around £1100 a month - after the extra costs would probably be about £6000 for the 6 month let. The mortgage is about £2K a month so would cover it for 3 months.
We would obviously have to take the house off the market from the time it was let for at least 4 months. Say we got a tenant in January (seems unlikely before) we could put it back on the market in May. My last salary payment is in May so if we saved the rent up it would cover us through to August on the mortgage. From June we can avoid a £10K redemption penalty on the mortgage which means we could reduce the price (or get more out of the sale). But the risk is that we don't sell quickly then.
But then - we are not selling now. We have interest - have had 5 offers - had agreed a sale. Still have 3 expressions of interest but none in a position to proceed. No more viewings booked at present but they are doing another push.
I guess my concern is that we rent it out and miss a sale opportunity because of it. The rental income doesn't cover the mortgage but would certainly help.
Any thoughts? (Apart from - how the hell did you get such a massive mortgage?!)
